Hood River County Home Sales Activity January 2020

During January 2020, seventeen (17) homes sold in Hood River County, ranging in price from a low of $200,000 to a high of $1,500,000. In December 2019, twenty-seven (27) homes sold. The Hood River County average sales price was $451,700 and the median sales price was $375,000 during January 2020. The average square footage of the sold homes was 1,851, with a median of 1,570 square feet. The Average Days on Market (DOM) was 64 days, with a Median DOM of 55 days.  The average sale price was approximately 14.7% less than the average original list price during January 2020 for Hood River County. Excluding the $1.5M sale, which sold for 40% less than the original list price, the average sales price was a more realistic 5% less than the original list price.

There were 10 homes sold in Hood River (includes the City of Hood River and Hood River Westside) with an average sales price of $534,600 and a median sales price of $445,500. The Average DOM was 80 and the median DOM was 67 days. The average sales price was 19.1% less than the average original list price; 6.4% less when excluding the $1.5M sale. The lowest-priced home sold for $225,000 (4.3% lower than the original list price, 35 DOM), and the highest-priced home sold for $1,500,000 (40% less than the original list price with 134 DOM).

Cascade Locks saw three (3) homes sold; $200,000 4 DOM, $310,000 59 DOM, and $312,000 7 DOM. The average sales price in Cascade Locks was 1.6% less than the average original list price.

Odell saw four (4) home sales completed in January 2020.  Sales ranged from a low of $318,000 (11 DOM) to a high of $437,687 (55 DOM). The average sales price was $377,800 with a median sales price of $378,750. On average the homes sold for 3.2% less than their original list price, with average DOM of 53.

No homes sold in Mt Hood Parkdale or Hood River Eastside in January 2020, the same as in December 2019.

For Hood River County this was the sales activity breakdown by price range for January 2020:

  • Between $100 - $200,000 - 1 home sold, DOM of 4 days
  • Between $200 - $300,000 - 1 home sold, DOM of 35 days
  • Between $300 - $400,000 - 8 homes sold, average DOM of 59 days
  • Between $400 - $500,000 - 3 homes sold, average DOM of 42 days 
  • Between $500 - $600,000 - 3 homes sold, average DOM of 103 days
  • Between $1M  - $2M       - 1 home sold, $1.5M, DOM 134 days

It is interesting to note over 76% (13) of all the home sales in Hood River County occurred in the sales range below $500,000. Only one home sold for more than $600,000. For January 2020, the average DOM was 49 days for homes selling for less than $500,000.
