In the past I have shared stories about meeting home sellers whose homes needed work. They needed to sell quick for various reasons. They then called the "WE PAY CASH FOR YOUR HOME" people. Some were promptly offered a half price offer on their home.
The stories with happy endings are usually where a family member, friend, co-worker or their lawyer stepped in and slowed them down. Many times that is when i get a call and then asked how much their home is worth and how fast could i sell it. Many of these sellers find out we can get them $30,000, $40,000 or even $70,000 more than they were offered. There are many factors that affect value and I point them out.
Today the "Pay cash for homes" people started to fight back. Sending emails with links to articles and "you tubes" of why they are valuable to the industry. Then came the phone call "why i hate them?"
It is not that I hate them, this is America and they can run their business any way they see fit. They are providing a service. I let them know that I too provide a service. There service is buy low and sell high MY SERVICE is let the seller know what their home is worth in today's market. How much they may get with a quick sale. How much they may get traditionally and how much more they get if they complete a variety of repairs. It is the sellers choice and need. I see death, sickness's and divorce. I see homes needing work and those almost falling down. I also let them know i work with a couple of "we pay cash for homes" people who refer me listings. They know that the seller can get more and they are happy with a referral and knowing they did not take advantage of the seller.
In the end I can find a buyer for any home. Giving the seller options is better in nearly all cases than taking half price. Closing when the seller needs is what we do. Helping them through each step of the selling process is also what we do.
IF YOU ARE THINKING OF SELLING YOUR HOME, DO NOT FALL FOR FLUFF. Do not fall for promises to good to be true. There are no short cuts when it comes to selling your home
