Watercolor is a fantastic subdivision in a great location along Highway 30a. Its location right across from dedicated beach access and all the amenities make it a great subdivision for vacation or year-round living.
The Numbers Month to Month and Year to Year
The median sales price for properties in Watercolor as of mid-February was $1,820,000.
Forty-four (44) properties are currently on the market. The average days on market is 158 days. Price per square foot is $692,000.
Eleven properties have sold over the 3 months. The average size was just short of 3700 square feet and they all had 4 or more bedrooms. Median price was $1,850,000. The average days on market was 165 days.
Watercolor is almost completely built out at this point in time. There is only one empty lot listed for sale at this time.

The least expensive of all Watercolor homes is listed at $1,195,000 for only 9 days. It’s address is 9 Lyonia Lane in the tennis district. The Tennis district tells you that is is located close to the Tennis center and more importantly close to al the activity at the town center. It is almost 2,000 square feet and priced at $600.00 per square foot. This would be a great property for a first time property buyer or an investor looking for a rental property with positive cash flow.
