Watercolor is a fantastic subdivision in a great location along Highway 30a.  Its location right across from dedicated beach access and all the amenities make it a great subdivision for vacation or year-round living. 


The Numbers Month to Month and Year to Year


The median sales price for properties in Watercolor as of mid-February was $1,820,000.    

Forty-four (44) properties are currently on the market.  The average days on market is 158 days.  Price per square foot is $692,000. 


Eleven properties have sold over the 3 months.  The average size was just short of 3700 square feet and they all had 4 or more bedrooms.  Median price was $1,850,000.  The average days on market was 165 days. 


Watercolor is almost completely built out at this point in time.  There is only one empty lot listed for sale at this time.    


A few highlights of the current Watercolor listings are shown below and represent a nice cross section of properties available, in contract and that have sold.

Some of the properties in this subdivision have accent pools and carriage houses. This is a real nice fixture when you are advertising the property as a vacation rental. 

 

This Month’s Most Expensive


The most expensive listing is 165 Vermilion Way.  Currently listed at $5,095,000 for 55 days.  It has 5 bedrooms and 5.5 baths.  It is tucked back around a quiet little loop with great views of the western sky and Western lake.  I toured this property last week and what impressed me the most were the architectural highlights with acces pool in the rear, circular staircases, elevators and overall great spaces.  (schedule a showing).


 

 

 

 

 

This Month’s Least Expensive


The least expensive of all Watercolor homes is listed at $1,195,000 for only 9 days.  It’s address is 9 Lyonia Lane in the tennis district.  The Tennis district tells you that is is located close to the Tennis center and more importantly close to al the activity at the town center.  It is almost 2,000 square feet and priced at $600.00 per square foot.  This would be a great property for a first time property buyer or an investor looking for a rental property with positive cash flow. It has 4 bedrooms and 3 bath with 1,600 sqft and could use a little updating (schedule a showing).
