Many clients and professionals in your fields will come to you for advice at some point in time.  Giving advice is nuanced, and can be very persuasive to who you give it to.  There are many things to consider before giving out advice.  In Highlands Ranch property management, many first time investors will be coming to us for advice on rental rates and market conditions.  Some homeowners are just curious how their house stands up to their neighbor, or if they can really get what John down the street got for his rent.  We treat everyone with an inquiry the same way.

First we assess our local expertise on the matter.  There are a lot of news reports and articles with data that very confidently claim certain things.  Interpreting data is a skill of its own, and there are a ton of sweeping generalities out there.  We go about giving our opinion on the market using the personal experience of our staff from the last few months, over a wide range of neighborhoods, rental prices, and quality of unit. We are essentially on the front line every day and can identify many trends.  What also helps is we are collecting public sentiment on the matters investor usually ask us about.  The over reaching opinion now is that the rental market is very hot and leads to almost no days on market to get it filled.  This has been true of years past but this year we may see a slight slow down.  This information can be tough for people to swallow, especially if they are expecting the high rents and insane demand of the previous years.  

We deliver this information straight with facts to support our claims.  Due to their slightly contrarian nature we do have to present a compelling argument. This is done with evidence from many different sample sizes across the entire area we manage.  From live updates on current market inventory, using Rent Range reports, and detailing a vivid timeline of our last 20-25 filled vacancies, we can illustrate our point decidedly.

The most important part of giving out advice is not being attached to whatever outcome may come of it.  No one is perfect, and not every opinion has truth to it.  What we may say may not be true in a certain market segment, and other areas may be immune to the problems we’ve encountered.  We have no hard feelings if you need to go to another management company, we simply want to instill realistic expectations into those asking for help.
