Have you ever had the perfect photo and caption combination on an Instagram post, only to wonder what hashtags you should use? Or have you ever blindly made up hashtags hoping that they would bring a new set of eyes on your real estate posts? Time to stop that, because here is how you find good hashtags on Instagram.
1. The Search Tab
On Instagram, there is a search tab you can use. If you start typing in the word "#realestate", you'll be able to see the post popular hashtags and how many people are using them. I'd be careful about using hyperlocal hashtags like "#denverrealestate" because chances are it's only other agents using that hash tag and not your prospects.
If you want to use a useful hyperlocal hashtag, try typing in your city name. If we use Denver as an example "#denver" comes up first, but has 12.1 million posts. This is too generic, and you will be buried by other posts using that same hashtag. Chances are visitors of Denver will be using that hashtag, so you might not even be targetting residents. Find a slightly smaller one like "#denversbest" or "#denverliving". Both have a little over 100k posts each, but will have a more concentrated user base of locals.
2. Your Prospects' Posts
You should always be following your prospects. Make note of any that have a sizeable following of over 1,000 followers - or if they regularly have 100+ likes or comments per post. They are a good example of an account to model your own posts after. What hashtags are they using? If they are relevant to your real estate business, it wouldn't hurt to use them too.
3. Your Competitor's Posts
Look for any competitor that might be performing well on Instagram. They are another good example of where to find good hashtags. Also look at any competitor that has a meager following for bad examples. #RealEstate is not a good example of a hashtag to use because you are grouped in with the international community of real estate related posts.
