If It Works, Stay With it | No Marketing Gaps Even In A Slow Market

It’s tough to teach an “old dog” new tricks, no matter what other opinions might be.  Rather than attempting to reinvent and attempt to perfect another avenue, I made the commitment decades ago to stay with what has always worked for me.

 

Print marketing is an “old school” method of marketing, and when it’s used to complement other methods of marketing, it’s very powerful.  My full page ad highlights what we have for inventory, including our most recent pending and closed properties.  I include the monthly postcard as the focal point of the page.

Homeowners will be receiving that postcard in their mailboxes at the same time the newspaper is in their mailbox. Timing is everything in the real estate business.

Listings are slim in my town. We have a total of 11 resale single family homes on the market. There are 7,744 single family homes, as of January 1, 2020, in the town of Franklin.

The homes that are currently on the market and lingering need price adjustments. The longer a home sits, the lower the final sale price. That’s just common knowledge!! In this extreme sellers’ market, every listing that hits the market should be sold within days, if priced properly.

Potential future sellers will always search for the visibility a listing agent provides for their seller clients. Very few agents will provide a full page in the newspaper. This is a source that directs new business to us and we have prime placement with the inside back page plus a double sized ad on the front page.

Once a month is the frequency of this newspaper, and it’s delivered by mail to every homeowner’s mail box and to every business in the town. This newspaper provides us with over 15,000 potential “future buying and selling sets of eyes” every   month to strengthen our business and our branding of the name, The Todaro Team.

I’ve been in this newspaper for over 6 years, and I expect that after I step back from marketing, my daughter will continue with the same pages of marketing.

Consistent marketing is expected by those who look for what’s new with The Todaro Team, and they DO look!!

Good morning, Barbara... you're so right... if it works, keep doing it. No need to stop because there seems to be a new "shiny toy" out there. Just add new ideas on an incremental basis and test them out and then keep them, too, if they work.

Hello Barbara - Consistency matters.  Refining not redefining strategies of all types.  Too many try to reinvent the wheel.  Sure, some may be successful but as a rule....there's much to be said for consistent messages and proven marketing techniques.
