It doesn't matter how many questions you have.

It's the answers that count.

 

As a Realtor®, you have to ask direct questions, and they need answering.

When working with a buyer or seller, some questions NEED answers. Tact is essential, but the answers are a must to get properties under contract. If you are planning to take on a client, here are a few of those questions.

 

 For Buyer

-Are you working with an agent?

-Have you signed a buyer agency agreement?

-Are you 100% sure you want to work c me?

-Who is the decision-maker? 

-Where do you want to live?

-Have you visited the area of the homes you want to see? 

-How many will live in the house?

-What is your list of must-haves? (This can be anything from a wood-burning FP, proximity to light rail, a particular school system, style of the house, type of lot or parking situation.)

Continue: What if we find the perfect home with just one of these missing? Find out HOW important. 

-How will you be paying? Mortgage, Cash, FHA, or VA.

- Who's your lender?

- Do you have proof of funds?

- What is your time frame?

-If we found the perfect house, are you ready to submit an offer?

- How much EMD is available?

-Do you have a check if we find a property today?

 

For seller

-When will the house be ready to show and photograph?

-When we find the right buyer, where will you go?

-How much do you owe?

-Do you have an equity loan or line of credit?

-How much do you need in your pocket to sell now?

-What if we can't get that much, are you prepared to stay put?

 

For agents: 

When you get a call to show a house, are you strong enough to ask the right questions?

 

You don't have to show or list every house! Ask the essential questions!

Good morning, Margaret Rome, Baltimore Maryland great list of questions..... and agents MUST ask those questions.... that's called being responsible for your position of representing either a buyer or a seller.... you need to know as much as possible about them before you introduce them to the market....it's a reflection of your ability to do business properly.

Hi Margaret Rome, Baltimore Maryland - The art is working these questions into the conversation.  But the first question I always ask is "Are you working with an agent?"  I can't tell you how many times the buyer tells me "Yes, but they are too busy to show me this house today".  Even though I hear this a lot, it still floors me!
