11 Hot Indian Trail, NC (28079 Zip Code) Neighborhoods To Watch In 2020
Indian Trail in Union County remains an affordable area for homes with five of the 11 hottest selling neighborhoods averaging sale prices below $300,000 and three below $325,000. Only one neighborhood's sale prices averaged above $400,000. Six of these 11 neighborhoods have been top selling neighborhoods in Indian Trail for three consecutve years: Fieldstone Farm, Brandon Oaks, The Enclaves at Crismark, Union Grove, Lake Park, and Crismark.
79 homes sold in Brandon Oaks in 2019. Brandon Oaks remains a perennially favorite and affordable Indian Trail neighborhood, although average sale prices in 2019 at $277,447 were higher compared with $262,159 in 2018 and $251,772 in 2017. Average cumulative days on market in Brandon Oaks were just 23 days. Home sellers received 99.11% of asking price in sale price.
Lake Park saw 60 closed sales in 2019 at an average asale price of $270,915, considerably higher than the average sale price in 2018 of of $247,296 and $224,815 in 2017. Average cumulative days on market were 39 days in Lake Park. Sellers received 99.04% of asking price in sale price.
A newer community built by Bonterra Builders, Union Grove remained popular in 2019 with home buyers looking for newer homes. 25 homes sold in 2019 at an average sale price of $311,858, a bit high than the average sale price of $308,369 in 2018, but considerably high than the average sale price of $285,432 in 2017. Home n Union Grove sold at 98.19% of asking price in 2019.
A Centex/Pulte community built between 2008 and 2015, Fieldstone Farm also saw 32 homes sold in 2019 at an average sale price of $276,024, 2019's average sale price increased from $267,572 in 2018 and $245,362 in 2017. Average cumulative days on market were just 12 days in Fieldstone Farm. Sellers received 99.27% of asking price.
48 homes sold in Crismark during 2019 at an average sale price of $279,352. Average cumulative days on market were 32 days. Sellers received 98.93% of asking price in final sale price.
THE ENCLAVE AT CRISMARK
Another newer community in Indian Trail which was completed in 2018, The Enclave at Crismark had 24 sales in 2019. Average sale price in 2019 was $415,438 for homes in The Enclave at Crismark. Average cumulative days on market were 40 days and sellers received 98.25% of asking price.
A popular community since its inception with its riding trails, great amenities and huge variety of housing styles, Bonterra had 104 closed sales in 2019 cmpared with 62 sales in 2018. Average home sale prices also increased in 2019 to $317,918 compared to $298,000 in 2018 and $282,715 in 2017. Sellers received 98.56% of asking price in Bonterra.
One of the "early" large developments in Indian Trail, Taylor Glenn had 42 closed sales in 2019 at an average sale price of $287,007 compated with $275,358 in 2018, which also saw 42 closed sales. While the level of closed sales has remained essentially flat since 2017, home prices continued to increase each year compared with $259,301 in 2017. Average cumulative days on market were 28 in 2019. Sellers received 98.97% of asking price.
A new construction community introduced in 2019, Heritage is being built by Eastwood and MI Homes. 29 homes sold in 2019 at an average selling price of $365,369. Homes were sold at 99.39% of list price in 2019.
36 homes sold in Glendalough in 2019 at an average sale price of $311,978. Homes sold at 98.96% of asking price. Glendalough was first built by Ryan Homes starting in 2007. H&H Homes also built in Glendalough until 2017. Eastwood Homes built homes in Glendalough starting in 2015 through 2018.
Holly Park, a well-established Indian Trial community dating back to the late 1990's, had 21 sales in 2019 at an average sale price of $244,405. Average cumulative days on market were 42 days. Sellers received 98.13% of asking price, Builders in Holly Park included MI Homes, Cherry Homes, Gold Medallion Homes, and Craft Homes.
