I listed this short sale after It had been on the market almost a year. The sellers owed far more than the house was worth. The home although scary, did not scare me away. I accepted the challenge and started my journey.
The first thing I did is assisted the seller in moving out. It had been a long time since they cleaned or repaired anything. It was no place to live. The sellers family happily assisted since they were made aware.
The next task was to set the value. I got estimates of what the repairs were and what they would cost. I reached out to the bank and started the short sale.
The next step was bringing in my list of cash buyers. All were told to make their highest and best offer. The best offer was not necessarily the highest, but the investor that knew to purchase it AS IS and not ask for it to be cleaned out.
The bank worked quickly. They were very pleased I had everything in order for the short sale in one complete package. In 10 days I moved mountains and had written approval of the short sale.
In the end, home sellers should know there is help out there. If you owe more than the home is worth. If you are behind in payments. If the home needs work. If there are hoarder conditions.... all can be over come.
It is important that every Buyer or Seller should not just choose any agent, choose the BEST agent for the job. Having an agent that works for you is a must.
