Buying or Selling a Manufactured Home?

In many cases the lending institution will require an HUD engineer's foundation certification for the Manufactured home. I am getting request for an engineers report on even new installations/sets. So if you are in the Chelan, Douglas, Grant county areas of Washington State you should be asking if you need one when buying and selling a manufactured home.

 



For New homes per Washington State's department of Labor and Industires (L&I)

Manufactured homes in Washington must be installed by an L&I certified installer

New manufactured homes must be installed according to the manufacturer's instructions or the specific instructions of an engineer or architect licensed in Washington. These specific instructions do not need to address the entire installation - the manufacturer's installation instructions can be used for other installation aspects. If neither the manufacturer's installation instructions nor the specific instructions cover all aspects of installation, it must comply with the requirements of WAC 296-150I-0310.

I've only done a couple of these and have never seen the straps that anchor the structure to the ground.  Since I have not seen them I would not know to look for them and would have no idea, arriving at a house, who the manufacturer was and their construction rules. 

I have never seen water heater straps either, but know they are required in some areas.

It is required here due to potential earthquake. You area may have different requirements. Almost All have requirements for wind so most likely you would have that requirement.

Typically though if it is installed to HUD requirements it would require a tie down system. 

There are several ways to do this but the most common is straps anchored into the earth or concrete.

Duct tape or drywall screws wouldn't work?  I see that stuff used everywhere!  And just the other day I saw duct tape used on a "modified" P trap!  Great work, I have to say.

Good information. Buyers and sellers need to know this especially when dealing with an older manufactured home because a buyer's lender may require an upgrade to acceptable standards.

Back when I was an agent we had SO many of these homes - many were older and still had wheels under them. That was especially true of the single-wide models. Lots of red tape before they could be financed - and I imagine it's ten times for difficult now.

Marte, I know is can be difficult to get financing on single wides, at least in this area. I know of one company that does loan on them. 

As for wheels and sets some of the older ones can be quite  the adventure.

This is important information for buyers, sellers, and agents. I have only sodl a few manufactured homes but inspections are a key part of the process, even without a lender. And when a lender IS involved the issues become even more complex.
