They say a picture is worth a million words. Well, check out this home. Life long smokers are ready for a change. Their children have decided to move them out now as the stairs are too much. We did our walk through to get marketing pictures. The children knew the home needed some work, but this was eye opening to them.
The next step was to explain to them value. What the home is worth AS IS. Then how much would repairs cost to make the home be in average condition. The amount was high. I then showed them how much the home would be worth repaired. They loved the value, but just did not have the money to put into the home.
We agreed that we would invite all my cash buyers to the house. Have them each put their highest and best offer in on the property. With 7 offers the sellers reviewed each. They chose the highest and best offer that was AS IS. The buyer even told them to leave anything that they could not take. The price was higher than they imagined. They were happy they chose to list traditionally rather than accept the low "PAY CASH FOR NOW" offer.
It is important that every Buyer or Seller should not just choose any agent, choose the BEST agent for the job. Having an agent that works for you is a must.
