Does SMOKING affect the value of a home?

They say a picture is worth a million words. Well, check out this home. Life long smokers are ready for a change. Their children have decided to move them out now as the stairs are too much. We did our walk through to get marketing pictures. The children knew the home needed some work, but this was eye opening to them.

 

The next step was to explain to them value. What the home is worth AS IS. Then how much would repairs cost to make the home be in average condition. The amount was high. I then showed them how much the home would be worth repaired. They loved the value, but just did not have the money to put into the home.

 

We agreed that we would invite all my cash buyers to the house. Have them each put their highest and best offer in on the property. With 7 offers the sellers reviewed each. They chose the highest and best offer that was AS IS. The buyer even told them to leave anything that they could not take. The price was higher than they imagined. They were happy they chose to list traditionally rather than accept the low "PAY CASH FOR NOW" offer.

 

It is important that every Buyer or Seller should not just choose any agent, choose the BEST agent for the job. Having an agent that works for you is a must.

I went to a 5 star dinner affair held inside a prestigious restaurant that was inside a casino. You had to pass clouds of smoke to get to the eatery and then you needed about 10 minutes for normal breathing and flushing out the lungs. The food was spectacular! Won't be back even if it is free. It is harmful & a turn-off. Your posting is not limited to homes is my point and thank you Scott for sharing

Last year we closed on a beautiful luxury home that was perfect in every way. EXCEPT the pool house smelled like smoke.  The owner bought a ozonator on the web and painted the walls and within a few weeks or so it was perfect once again. Smoke makes a big difference.  YUCK.

Wow, the color change on the walls is amazing. One would not really think it would be that much change. 

But the answer is yes it does make a difference in the price one can achieve. 

Just as a car that is smoked in will not bring the value of one that was not smoked in.

Hi Scott:

I'm glad that all worked out. I showed one smoker house and the buyer did not even go in - as soon as the door opened you could smell it.

I sold a trustee home a few years ago that had been smoked in - the sellers did what needed to be done with painting, carpet and more and we sold it.

I saw a listing a year ago or so where the agent specifically noted the house had never been smoked in.

I quit 20 years ago this month. Didn't smoke in my last appartment and it was too cold to smoke outside so I just quit. Certainly don't regret that I did.  Really stinks to me now and yes, huge impact on value.

The walls make you wonder what their lungs look like. Smokers do kill house values and others with their second hand smoke.

Thanks for sharing and good points about the right agent for the job. I am curious to know how much the smoke affected the value? In my experience with primer and re-paint, ozone treatment, either replace or professional clean carpets it could be a $4K-$6K expense, Yet I would imagine at least a $10K+ bump in value.

I have always said that there is a buyer for everything, no matter what the condition of the home or thing is. It is simply whether or not you can get the buyer and the seller to agree to the value & conditions. Smoking is a big deterent for the average home buyer though. With 20% of the population having scent related enviromental issues & 5% of those that may require hospitalization when exposed to such things as smke or scents, it certainly deters a large segment of the population from purchasing such homes. That being said, in recent years new products have become available to remove such offensive odours from properties. A local company, here in Halifax, Nova Scotia, offers a spray enzyme that safely &naturally breaks down the compounds that create these odours.

I bought a condo years ago and the prior owners smoked. It was well embedded in the walls and carpet, so all of the flooring was replaced and we had to do at least three coats of paint. Thankfully it turned out well.
