When you're hot, you're hot... and the Fort Mill/Tega Cay, South Carolina housing market in Charlotte's metro area was hot in 2019! 7 of the hot neighborhoods are on this list of the hottest selling neighborhoods for a third consecutive year. Two communities are new to the list. It's also clear that new construction sells in Fort Mill and that buyers are willing to pay a premium for those new homes.
Baxter Village remained the best selling Fort Mill in neighborhood in 2019 for a third year in a row with 108 homes selling compared with.91 homes sold in Baxter Village in 2018. Average sale price of $497,521 was a substantial increase over average sale prices in 2018 of $451,897 and $446,924 in 2017. Sellers received 97.76% of asking price.
WATERSIDE AT THE CATAWBA
Waterside at the Catawba, a newer community, remained popular with Fort Mill home buyers in 2019. 91 homes sold in 2019 at an averaging $343,526 in sale price. 27 of the 91 closed sales were new construction by Lennar Homes and Taylor Morrison. Sellers received 98.5% of asking price.
LAKE RIDGE AT TEGA CAY
This well-established Tega Cay community remains in high demand. 68 homes sold in Lake Ridge at Tega Cay in 2019 compared with 55 home sold in 2018. Average sale price in 2019 was $403,297 compated with $389,427 in 2018. Selelrs received 98.59% of asking price.
Another new construction community in Fort Mill built by Fielding Homes, Cunnane, and Saussy Burbank, Masons Bend had 96 closed sales in 2019 compated with 72 sold homes in 2018 and 54 homes sold in 2017. 73 of the home sales in 2019 were new construction. Average sale price in 2019 was $576,353 compared with $531,080 in 2018 and $514,512 in 2017. Sellers received 99.42% of asking price.
Springfield is another perennially hot Fort Mill neighborhood and saw 44 closed home sales in 2019 at an average sale price of $643,151. Sellers received 97.75% of asking price on average.
Massey remains a hot new construction community in Fort Mill with 85 home sales in 2019 compared with 71 home sales in 2018 and 43 in 2017. 56 of the 85 home sales in 2019 were nuew construction by Ryan, Davide Weekley, Taylor Morrison and Essex Homes. Average sale price in Massey was $434,481 in 2019 compared with $429,677 in 2018 and $393,221 in 2017. Sellers received 99.47% of asking price on average.
An active adult, 55+ community developed by Pulte/Del Webb, Carolina Orchards had 44 sales in 2019, 28 of which were new construction homes. Average sale price in 2019 was $441,141 compared with $383,883 in 2018. On average, homes sold at 99.23% of asking price.
A well-established Tega Cay community, Lake Sore had 42 home sales in 2019. Average sale price was $433,755. Home sellers received 98.56% of asking price on average.
An MI Homes development, Cameron Creek is on Fort Mill's hot neighborhoods list for a second year. 31 homes sold in 2019, 26 of them new construction. Average selling price in 2019 was $372,654 compared with an average selling price of $367,147 in 2018. On average, homes sold at 97.42% of asking price.
Pulte's and Shea Home's new home community of Habersham had 37 closed sales in 2019 compated with 24 closed sales in 2018. 13 of the 37 closed sales were new construction. Average selling price in 2019 was $403,343. Final sale price was 98.62% of asking price on average.
