This author always wrote about her business and what she was seeing, to help the buyers and sellers in her area to be successful in their transactions. She always has great advice for not only her clients but REALTOR® advice along the way!
Amanda Davidson has been missing in the Rain for almost a year now, and she is sorely missed. She shared advice from owning her own boutique shop to making a change to a brokerage.
One of her posts talked about how Counters could be dangerous to a Buyer. Any Buyer or Seller reading her post will KNOW she is an experienced broker that can handle multiple offers and can guide a Buyer or Seller in any transaction. If a Buyer was trying to secure a property in Northern Virginia, I would lay money they would read her post from the first word to the last word!
Denver experienced 7 solid years of a Seller's frenzied market, and when you write an offer, make it the best you can offer --- you may not have a second chance. This is exactly what Amanda talked about. While the Seller's agent is crafting the counter, waiting for the Seller to sign, the home is still ACTIVE, and better offers can come in.
I think any REALTOR® in a market that is experiencing multiple offers can garner knowledge to use in their own market. When finished reading, you can understand why crafting an offer that DOESN'T NEED to be countered would be the ultimate goal.
Amanda works "in the trenches" every day and knows the market and can advise clients accordingly. If I were to have a client ask for a referral to Northern Virginia, Amanda would be the only call I would make, and know they would be well taken care of!
