Here are 10 of the hottest selling neighborhoods in 2019 which bear watching in 2020 plus some great "runner-up" neighborhoods to pay attention to.
137 homes sold in Berewick in 2019 at an average selling price of $305,709. Sellers received 98.67% of asking price. Berewick remains one of southwest Charlotte's best selling neighborhoods.
The highest number of homes sold in one community in southwest Charlotte in 2019 (as it was in 2018) was in The Palisades, with 194 sales compared with 178 closed sales in 2018. Average selling price of was $440,189. 120 of the 194 closed sales were new construction, primarily by Lennar and CalAtlantic (now a part of Lennar) and a handful of homes built by Shea Homes.
A well-established community with some 770 homes and excellent amenities, Planters Walk offers affordable homes and in 2019, 39 homes sold at an average price of $247,082 compared with the 2018 average sale price of $226,480. Average cumulative days on market were 25. Sellers received 99.35% of asking price in final sale price.
Another new construction community in Steele Creek by Meritage Homes, Haywyck Meadows had 44 closed sales in 2019 at an average selling price of $316,757 compared with the 2018 average selling price of $298,348. 41 of the 44 closed sales in 2019 were new construction homes.
Yorkshire remains a perennial favorite neighborhood in the Steele Creek area due to the affordability of its homes. In 2019, 35 homes sold at an average selling price of $243,954 compared with $231,983 in 2018. Average cumulative days on market were 25 days. Sellers received 98.38% of asking price.
A newer community by Lennar, Charteau has been under construction for about four years. In 2019, 42 homes sold at an average price of $313,710 compared with $298,842 in 2018. 36 of the 42 homes sold in 2019 were new construction homes.
A community on the shoreline of Lake Wylie, Chapel Cove offers homes priced from the $300,000's to over $1 million. In 2019, 30 homes sold in Chapel Cove at an average selling price of $463,621. 17 of the homes sold in 2019 were new construction homes by Pulte and Fielding Homes.
REGENCY AT PALISADES
A new Charlotte luxury active adult community by Toll Brothers with resort-style amenities, Regency at Palisades had 53 closed sales in 2019 compared with 39 closed sales in 2018. 45 of the 53 sales were new construction homes. Average sellling price was $506,325.
North Reach is a new community featuring primarily ranch style/1.5 story homes built by Taylor Morrison/Bonterra Builders and great amenities for residents. 32 homes sold in 2019 at an average selling price of $345,022. 28 of the 32 sold homes in 2019 were new construction homes.
A mature, well-established, affordably priced community, The Crossings had 33 closed sales in 2019 at an average sale price of $254,003 compared with $247,220 in 2018. Average cumulative days on market were just 16 days. Sellers received 98.91% of asking price.
