Underwriters Request Additional Documents
When underwriting a mortgage loan underwriters usually start out with some specific documents for the particular loan. These documents are provided when a seasoned loan officer gets them from the borrower and structures the file for the underwriter to review.
Sometimes an underwriter may need clarification of the documents provided, it could be work history, past personal history, credit, or contract related for instance. When this happens the underwriter is usually specific about what additional documents may satisfy the request. Sometimes the loan originator can provide the documents and sometimes he/she may need to go back to the borrower for the information.
When underwriters request additional documents those are the documents they need to approve the loan. Those documents are not something the underwriters dream up on the spot but are documents they KNOW will satisfy the issue at hand. If an underwriter wants a letter written that is signed and dated a letter not signed or dated will not work. Whatever they are asking for the borrower does not have the option of saying "NO" if they want the loan. Nor can the borrower substitute something else for the document.
When getting a home mortgage just know underwriters may ask for additional documents. They do not want a substitute, they want what they ask for. I always explain the why, (so they can confidently approve the loan of thousands of dollars). If you want the loan you need to allow the underwriter to document the file as necessary. Underwriters take a great personal risk in approving loans; if they make mistakes they could lose their job. Always keep in mind they only ask for what the need.
