A Rip-Roaring Start for Real Estate Sales for Battle Ground WA in January 2020
Unit-sales have been quite strong for the past many months; the effect has been to put strong upward pressure on Sales prices. Here are the highlights for this month's report:
- The 3-Month Moving Average Sales Price is $440,320 which is up 6.62% compared to last year (up about $21k from last month); with the 12-Month Moving Average now at $415,575 or, -0.67% compared to last year (approximately $3k increase from last month).
- The Inventory level for Resale Homes slipped to 1.2 Months (down 0.1).
- Approximately 33 Pre-owned Homes closed, compared to 25 Sold in 2019; an increase of 8 homes (+32%).
- REO/Bank Owned property sales were 0 units (0% of total); down from 1 (5.3%) for the same month in 2019.
- Short Sale /Pre-Foreclosure property sales were 0 units (0% of total); compared to 0 (0%) in January 2019.
The Average Sales Price for Battle Ground moved up to $440,320 this month; and now leads Vancouver's price-level by $66,369 (way up from last month).

Both short and long term trend-lines are at a higher/stronger level than what we saw last year, reflective of increased activity in a typically slower time of year. If next month is also strong we may see an early upward turn for the short term line.

This month the average sales price made a much more rapid upward run - a behavior we usually see later in Spring. The combination of low Inventory, relatively strong demand, and very low interest rates for financing purchases - is a clear pathway for prices to move upward in a strong manner.

New Listings and Pending Sales have begun to rise from last month, while Closed Sales also posted strong results; with the combination resulting in Active Inventory falling only 0.1 month's worth.
The Average Price for New Listings fell substantially from last month's extremely high posting. However, Closed sales prices came in at the highest one-month posting ever recorded.
Finally, the Average Days on Market moved up substantially as "older" inventory finally sold; and Median Days on Market also moved up but only by about a week. We expect these numbers to fall as the seasonally stronger demand appears.
