A few times recently, I’ve read that it’s best to list a house on Thursday.

According to the article writers, a house listed on Thursday will sell faster than a house listed any other day of the week.

No one has stated how they came to this conclusion. Did they find 3 or 4 identical houses in Have you tried this theory?the same neighborhood, then list them at the same price on different days of the week and see what happened?

It seems to me that they’d also have to be sure the photographs and property descriptions were equally good. So – they’d need the same agent or agents with equal skills.

The theory suggested in one article was that when a house hits the MLS on Thursday, it instantly grabs the attention of potential buyers who are making plans and choosing the homes they want to see over the coming weekend.

Have you ever tested this theory? If so, did you see a difference?

While on the subject, do you believe there’s a “best” time of year to sell a house – or to buy a house?

Actually yes I have tested it to a degree.  And actually Thursday seems to be the best day.  Mind you I've listed apples and oranges not apples and apples.  And do I say "no we're not listing until Thursday"... of course not.  But over all homes listed in my MLS on Thursday have a lower days on the market number than homes listed on any other day.

Hi Marte Cliff any time of the year and/or week is a fine time if and only if the home is priced properly.....it's all about the price and not the time, day or season of the year....

Barbara Todaro Yes, it always does come down to price, doesn't it? Although I would guess that homes with crummy photos and lame descriptions move more slowly, even when the price is right.

Nope. Any fool came up with a theory and call it a fact.

Hi Marte anytime of the year works around my area. As for a particular day sometimes we've timed it to hit the market on Thursday or Friday. I really depends on how hot the market is of which our market is hot right now.  Any time and any day houses will sell with multiple bids.

Hi Marte... sometimes it's hard to provide empirical evidence... but I personally like to list my homes late on a Thursday afternoon, just in advance of when people start focusing in on new listings for the weekend. That being said, I've also listed homes on a Saturday afternoon and had them sold by Saturday evening.

Marte Cliff - Yes. When I got started in the business, I was told Thursday is the best day to list because of two reasons: 1) It gave buyers time to see it advertised in advance before the weekend, 2) Our MLS held Office Tours on Thursdays for Agents only with the premise of getting the house under contract sooner before buyers without agents could drive around to see the signs over the weekend.

All that has changed with "Coming Soon," many offices don't hold MLS Tours anymore, everything is instant and consumers have immediate access to listings without having to wait to read the ads.

I've read a little controversy over the "coming soon" issue. From that I can't tell whether most agents think it's a good idea or a poor one.

Marte, my unofficial survey says "yes" to Thursday. Real Estate Internet traffic seems to peak on Friday - at lease in our area - so I always try to take advantage by being ready for the traffic uptick. That being said, I agree with Barbara Todaro that in the long run - anytime is auspicious!

It's not a "test" I ran, it's literally the stats from our MLS that I studied.  However I listed one today.  It's going to rain for the next week, no better day to get photos than today and my listing agreement states as soon as the photos are ready it does live... so it did.

I would concur with Gwen Banta, many agents work on weekend tours on Thursdays, so it's logical that a new listing would get included in the tours. However, if it's overpriced and has other condition issues, it won't really matter in the long run.  Anytime marketing is at 100% mode and the price is right - is a good day to list a property.

I didn't know this was published anywhere, but I find I get best results for traffic when I list a new property on Thursday or Friday morning.
