You hear about actors going to extreme lengths for their roles.
Physically altering themselves to become that role.
Hours of special effects makeup.
All to try to get us to suspend disbelief and buy into the notion that the actor IS who they want us to believe they are.
But if you have interest in a home, there's a different kind of acting that you should be interested in.
You can't assume that a house (even in a slower market) will just wait for you on your schedule.
You need to ACT.
I can't count the number of times a home has been on the market for months and just AFTER it goes under contract, a buyer calls. I LOVED that home!!!
But the buyer never acted. They never asked to see the home. They never went to an open house. They didn't call. They just assumed if they waited it out, the home would be ready when they were ready. Or maybe the price would come down to something they liked better.
That ship sailed without them. You ever see the comic of the two dinosaurs watching Noah's Ark float away and saying "Was that TODAY??"?
If only the buyers had acted when the home was available. Their only hope now is that the contract fails and they get another chance.
But here's the reality for many developments, especially some of the patio home communities in Greater Cincinnati. You're only going to have a handful of opportunities (if even that many) in any given year to buy a home in a "just right" community.
There really is no time to snooze.
You've got to be ready, and then you have to ACT.
