Keeping up with everything that goes on in my market can be a challenge.

I've got focused knowledge in certain communities, a broad knowledge about the overall market, and some really specific knowledge when it comes to our low maintenance living niche.

I've got sources that help me stay up to date.

 

If you haven't gotten to know a few key builder's reps in your area, you're missing a prime opportunity to get some inside knowledge that can prove VERY beneficial.

Where and when are the next communities going to be built?

They're rolling out a new model or two?

They're running a promo next month of $20,000 off options?

Maybe they can cut you a little slack when your buyer walks into the model without warning and WITHOUT YOU!

 

MLS search results for patio home communities I track are on my phone EVERY MORNING as soon as I wake up.  It's a quick check and a mental match game with active buyers and just knowing in general what's happening in my niche (Active, Pending, Sold).

 

Google alerts are set up too for a few keywords I want to track.  Mostly the results are garbage, but periodically a link to a local business newspaper leads to advance warning about a new community that will include patio homes.

 

Local Facebook groups come in handy too, if you can wade through the political fighting and the school levy brawling.  It's good to know the mentality of the locals and every now and then someone drops a gem that provides good insight into how home buyers and sellers think.

 

There are other things I do to keep up.  Google maps are handy for me, aerial views often give me a clue that there's a POSSIBLE patio home community for me to check out.  The local paper isn't as good for information as it used to be, but there is still some worthwhile info there.

And of course, there's no substitute for just being out and about.  You just never know what you might discover.

 

Bottom line, your clients look to you to know things they don't know.  Do what you need to do to make sure you're the source, not them.

I have gotten in the habit of going to Open Houses once or twice a month to see what's available. But in our area it will probably be Under Contract the next day. Great advice for keeping up to date in your market.
