Real Estate Sales Start The Year Strongly for Camas WA in January 2020
Camas WA real estate sales post a strong increase from units sold compared to last year, with prices slipping slightly from their very recent peak. Here are the key points for this month's report:
- The Short-Term Average Price Trend is moderately positive at 4.34% higher than last year ($22,183), which is a modest decrease from last month; with the 12-Month Moving Average also positive at 2.36%
- The Inventory level fell again by 0.1 months to 1.1 months of supply for pre-owned property.
- Approximately 32 Resale Homes closed in January 2020, compared to 28 Sold in 2020; which is 4 more (14.3%) compared to last year, and 11 fewer than last month;
- REO/Bank Owned property sales were 1 units (3.1% of total); up from 0 (0%) in 2019.
- Short Sale /Pre-Foreclosure property sales were 0 units (0% of total); no change from 0 (0%) in 2019.
The Average Sales Price is now at $533,287, which is approximately $124,233 higher than the Clark County average for this month (a slight decrease from last month).

Camas Resale Home Sales - Units Sold Trend January 2020 Unit Sales have started the year stronger than what we saw last year (4 units more). Combining this with the recent several months of good numbers is resulting in the short-term trend to be at a much higher level than the same time last year, and only slightly below the long-term trend. The long-term trend is also measurably higher than the level it saw last year.
The next chart shows Average Closed Sales Price trends with the short-term trend still easing from the recent all-time high; and the long-term trend confirming that as well.
Camas Resale Home Sales - Average Sales Price Trend January 2020 With very low Active Inventory, and strong unit-sales we expect the pressure on prices to keep the short-term trend from seasonally falling too much.

Camas Resale Home Sales Inventory & Days on Market - January 2020 The Inventory-by-Month graph shows New Listings moving up nicely; while Pending Sales were slightly positive; with Closed Sales showing good results compared to last year.
The middle chart shows the Closed Sales price about the same as last month; with the Average List Price only slightly higher that the closed price.
Finally, both the Average Days on Market and the Median jumped up several days. Both are showing perhaps more of the "older" listings being sold.
