Don't Like The Price? Maybe...

So you think the home's price is high?

Maybe it's because you REALLY know the neighborhood and know it's out of sync.

Or maybe it's because you really DON'T know the neighborhood. 

Or maybe it's because the home doesn't seem like the others you've looked at.

Or maybe you're looking at old data and don't realize the values have shifted up.

Or maybe it's because you're trusting some computer algorithm to tell you what a home should be worth.

Or maybe it just "feels" wrong because there's nothing similar for sale like it.

Or maybe there's a feature of the home that you just don't have a need for, so you give it no value.

Or maybe there's a premium for the view.

Or maybe it's because you want to deduct the price of all the changes you want to make to the home.

Or maybe the home is in a school district that carries a premium.

Or maybe the seller priced just enough give in the price to allow you to feel like you got that deal while the seller still makes their bottom line.

Or maybe it's none of the above.  Maybe the home IS overpriced.


But the real question to ask yourself:  Do you like it enough to own it?


You've got a number in mind.

The seller has a number in mind.

The only way to find out if there's a meeting point is to submit a written offer.

Asking won't do it.

Sending insulting showing feedback won't do it.

Write an offer.

Maybe it'll be a waste of time.

Or maybe you'll find out there is a happy middle ground and you're on the way to owning your next home.

Hello Bill(and Liz too) - sometimes it's a feeling and at other times there is a reason(and not always a good reason) but rather than immediately discounting a home, let some investigation take place if the property is to your liking.  If it isn't the right fit at any price - just move on. . .
