I would love to tell you all about our Coming Soon listings in Silver Spring, MD and beyond, while our wonderful sellers are getting their homes perfect for the market. But, I can't just yet, my hands are virtually tied.
You see, we now have a new(ish) MLS rule (in effect since Nov. 2019) that is enforceable and tied to hefty fines if we are found in violation. It requires that we (REALTOR® members of the BrightMLS) enter our listings into the system within one day of advertising them publicly. That includes, but is not limited to, flyers, For Sale signs, postcards, social media announcements, and, yep, blog posts.
At its core, it is a beneficial policy designed to promote and protect the best interest of our clients. But in practice, it is also twisting my arms to not tell you all about our Coming Soon listings until we are ready to enter them into the MLS.
The policies do allow us to advertise a listing under a Coming Soon status for up to 21 days, so why aren't we doing just that?
For two very important reasons: (1) the list price has to be set and disclosed, and (2) the market is sooo hot, and available listings scarce, our clients don't want buyers flocking to their homes while they are finishing up our to-do list, making their homes sparkle and adding Spring curb appeal.
What I can tell you about these Coming Soon listings is:
*they are turn-key homes: nothing to do but to bring all your things and move right in
*they all come with a deck to enjoy a beautiful view of wooded areas
*they are filled with happy memories with lots of room for more
*they've been loved, and you'll fall in love, too
