By
Real Estate Agent with Coldwell Banker Realty 179530

Interest Rates Fall To An All-Time Low...

The average U.S. rate for a 30-year fixed mortgage fell to 3.29% this week, the lowest ever recorded by Freddie Mac since 1971. The 15-year fixed rate also dropped, averaging 2.79%, down from 2.95% last week.

With mortgage rates this low, how can you NOT afford to buy a home and lock in your housing costs for years to come?

How Interest Rates Affect Your Monthly Housing Costs

The chart below shows how average mortgage rates by decade have impacted the approximate monthly payment of a $200,000 home over time. Using the same $200,000 home example, the second chart clearly illustrates how low interest rate increase, purchasing power.

Michael Jacobs hi Michael... that is the "sticky wicket" in the current scenario... too little inventory. I've been working on my market reports for February and seeing inventory still decreasing.

I know this will age me, Nina Hollander but I started in the mortgage business way back in 1977.  The interest rates at that time were around 6% to 6.25%.  The rates we are seeing available right now boggle my mind ... especially given that the rates have been low for so long.

While I think there are instances where buying still does not make sense, I definitely agree that the rates demand that you, at minimum, have a talk with a lender to discover a personal path forward.  Options and opportunity may exist that you were unaware of and the insight and assistance financially will always be of benefit, no matter your decision regarding homeownership.

Hi Nina Hollander - I have owned a home since 1972 and remember an interest rate in the high 12% range. I actually had a mortgage that high at one point. Buyers in this market would do well to go ahead and look for that dream home while rates are at the lowest point.
