Cincinnati patio homeTomorrow I'm going to show a patio home for the second time.  (it won't be the one in the picture, my buyers bought it and moved in already!)

Now if I'm the listing agent and I see an agent coming back a second time, I'm thinking "SAME BUYER...WOO-HOO...Bring the offer!!!"

But as is often the case when I show a home the second time, it won't be the same buyer as the previous showing.

Since much of our work involves Cincinnati patio homes, and patio homes are a limited part of the market, it's not uncommon to visit the same patio home multiple times.

That helps me (and my buyers) in two main ways.

1.  I'm more familiar with the home

2.  If there's a deal breaker characteristic for Buyer #2, I can let them know prior to deciding to visit.

Now if you're a buyer, you need to be aware that I may be working with another (or multiple other) buyers that have VERY similar needs to yours.

You want a patio home or condo in Cincinnati's 55+ community Heritage At Miami Bluffs and you want it under $300,000?  I'm watching for more than one buyer.

You want a condo in Waterford?  I've got one buyer that wants main floor and another that wants upper floor, so at least these two arent' competing head to head for the same unit.

But there is a possibility that I can have more than one buyer interested in the EXACT same unit.  I can warn you of the possibility, but I can't provide you specifics.

And if you both want to offer on the same property, that's also accounted for my Ohio law.  It's called contemporaneous offers.  If you're not comfortable with that arrangement, we can bring in another agent to assist and provide more separation.

Yes, in Georgia, we have allowances for contemporaneous offers as well. Here it is in the Exclusive Buyer Agreement so Buyers know well ahead of time.

35 years in this industry I’ve never hear of a patio home. Sounds obvious but I have ask what they are. Given virtually all homes in CA have a patio I’m wondering what is so special about them in Ohio.

Hello Bill(and Liz too) - I have had this same experience and it's not just during low inventory of properties available for sale.  Some buyers may not understand that they are not the only people "out there" looking with a goal of a three bedroom, two bath home that is well-priced in a good neighborhood.  Yes(believe it or not) as much as you may believe(and as others may tell you) you are  special but not that special.
