Just Sold in Saybrooke: 5 Bedroom Home for $555,000
On January 28th (2020,) I had the pleasure of introducing 12181 Cheshire Court to the market. It was priced at $549,000, had five large upper level bedrooms, three finished levels, a walk up basement and a cul-de-sac lot. The factor we weren't sure how to account for was the lot backing the busy secondary road, Linton Hall Road. Years ago, Prince William County had put in a sound barrier wall, so there was no view of the road, but we knew that some buyers were going to have issues backing to the sound wall.
After fifteen showings and a very busy open house, the sellers and I reviewed three offers on Super Bowl Sunday. Real estate does not shut down for the day of the big game. It took only seven days for this rare five bedroom home in Bristow to go under contract, but the winning offer was in our hands after only three days on the market.
After an uneventful appraisal and negotiating remedies to home inspection concerns the buyer had, the sellers were on their way to settlement. March 10th (2020,) the home sold for $555,000.
Great results like this are a combination of a seller taking listing preparation notes seriously and getting the home ready to say cheese for my professional photographer session. From there, the home is marketed via the MLS, my blog and local Bristow social media sites.
Bristow, VA has been experiencing extremely high demand for all kinds of properties. We are fortunate to have year round buyer demand with the Federal government being our largest employer. However, with the expansion of the Micron plant in Manassas, 8,000 new jobs are being created and many are relocating to our area for those jobs. Bristow, being about five miles from the Micron plant, we are are a prime location for buyers moving into the area. The coronavirus is unlikely to impede ouer buyer demand.
