New Construction Transactions - will they close on time?

One of my REALTOR colleagues attended a family funeral out of state and asked me to do her drywall walk with her clients.   The wife's father attended, as he is a building inspector for Aurora, and VERY knowledgeable.

 

During the walk-through, he and the superintendent were talking about how the inspections will be handled, as already one of our building departments (Adams county) has already shut down as they had an employee that tested positive.    Douglas County is expecting the same in the near future.    This superintendent was told, get all the subs in and get the work done QUICK.

 

Our Governor has asked us all to stay home as much as possible during the next couple of weeks, in hopes of stopping the transmission of this disease.  We have seen one death, and many have tested positive.    How many have passed from the flu?   We are not hearing about that....

Many municipal departments have reduced their services and many employees are now working from home rather than in the field or office.

We are seeing this also Roy Kelley except inspectors do need to get to the sites.

I have a client that just closed on a house with a rent back situation to a seller getting a new house built.  I will have to follow up to see if we are going to be affected by a cutback by inspectors.

Raymond, I don't personally have any new construction set for closing, but have many REALTOR friends who do.  It is worth checking into.

Hi Joan, This is the same question I have been asking for the past few weeks.  Hopefully all of this is going to blow over and we are all going to get back to our lives.  I am not sure if anyone has tested positive here but the stores & shelves are empty.

Hello Joan - although I have participated in new construction prior to real estate, my experience in our area is geared towards properties that are more likely to be over one hundred years old rather than new builds overall. 

Delays for all reasons seem to be a part of the "schedule". Estimates change and I imagine the seasons have an influence in the Denver area far more than we might see here.

Brenda, we have seen one death, and a few positives, shelves are empty, grocery stores have now limited hours open to have enough time to restock.  Our ski areas are now closed.
