Bend Oregon Home Sellers Have Options - Use Matterport 3D to Tour Virtually

Matterport Dollhouse

In this never before seen world with the coronavirus pandemic changing how we live our lives, having options on how buyers can tour a home is invaluable. At Bend Premier Real Estate, we invested as a brokerage in Matterport 3D two years ago. We currently own two cameras complete with all the set ups required and have two videographers trained to film these tours.

For our sellers, the benefit of having buyers virtually walking through their home enables us to screen through buyers for whom the house may not work - all without physically being there. For buyers, the opportunity to view the home in 3D can help them determine if that property makes their top list and eliminates time and work in viewing homes which are not a good fit.  There is no risk in spreading illness with virtual viewing as the buyer is not actually in the property.

Virtual Home Tours Make A Difference to Bend Real Estate Sales

Anyway we can take fear out of the home buying process while we are adjusting to life with a pandemic is worth while.  Since the coronavirus restrictions have been implemented in Oregon a few days ago, we have filmed several listings and are booked for many more later this week and next. Matterport 3D Tours have always been well received by both Bend Premier Real Estate sellers and buyers since we started using them.  Now, even more, virtual home tours are an invaluable way to sell Central Oregon Real Estate.

I went to a property today and facetimed with the buyers - probably not THE property they are going to buy but since they are looking in the 600-700s it is worth it to me to get in the car - drive by myself to property - use some tissues to open the lockbox and the door - tour the property with my phone - wash up afterwards and then drive home - we agreed that when they find THE property to make an offer on they probably will come to see it in person - but for now -business as usual but a little different!

I expect we'll have a lot of buyers at least ruling out homes this week for a while.

Good morning, Lynnea... right now this may be the best option, but I suspect many will still hesitate to pull the trigger until/unless they see the home in person.

Hi Nina Hollander . Since we started producing Matterport Tours in house, we have sold several properties sight unseen.  One of the first was with a home that was used as a vacation rental and was hard to show.  The buyer was out of the country and the first he saw the home was during the home inspection.  We can write contingencies into our offers to make sure the buyer is fine going forward if he/she purchases without having been in the home.

Lynnea Miller we have those contingencies as well for buyers who haven't seen a home first-hand. But until now with so little inventory sellers were not willing to accept those kind of contracts. Things might change going forward.

Hello Lynnea, Thanks you so much for sharing this with us.  I show a home that just was put on the market yesterday and there were 7 agents and client through it when I was there.
