Nina,
I am glad you looked at it this way. I really believe that things are going to get better and not worse. And, there are solid facts to prove this also. Six days ago, now seven, Apple re-opened its stores in China all 42 of them...as reported by Blomberg and other media. Yes, they are operating with shorter hours...But hope is around the corner, not continued despair..
I have gotten to the point, where I do not want to read or hear about this virus. However, since you wrote this, I took a look because you are even handed in your logic and assessment.
I am saddened for those affected, and I hate the opportunism that many are using this to further themselves. It is so absurd out there... A

Ron and Alexandra Seigel hi Alexandra... I, too, am sick of the never-ending corona virus news feed. But that being said, my clients have questions and concerns and they can't be ignored even if we don't have all the answers as yet. I will continue to take a positive rather than a negative approach.
Eva B. Liland Century 21 Doug Anderson hi Eva... everything passes eventually... live long enough and you know that. Meantime, as our clients do and will have questions and concerns, we need to be prepared to provide some feedback and hopefully it not all being completely negative.
Sam Shueh hi Sam... you operate in a very different market from mine. Our median home is still under $300,000.
Nina,
I do appreciate your sense of hope and positive views. I appreciate that you are one of the few here on Active Rain who is empowered with common sense. A

Ron and Alexandra Seigel just proves the point that common sense isn't all that common at the end of the day, Alexandra! :)

I too appreciate this logical and common sense response. Our clients are really adapting a wait and see attitude, and that is fine. As we tell them, "we'll be here with you need us." And we will. We are watching things carefully, and as you said, if there is a recession it won't be linked to sub-prime mortgage problems...and will be very different for the housing industry.

Debb Janes EcoBroker and Bernie Stea JD hi Debb... it's human nature to think what will happen is what happened the last time... but we are in very different times now and, in fact, home prices appreciated in three of the last five recessions.

Very true, prices did go up.
Good morning Nina. The video is telling but not definitive. We will need to wait and see.

Sheila Anderson hi Sheila... nothing is ever definitive... just possibly indicative. And we are weeks away from being able to interpret any longer term trends. But the video does point out that what caused the housing crash in 2008 is probably not what will cause one now.

Hi Nina Hollander - all of those fundamentals are true and I try to remain optimistic.

I think much of this "story" remains to be seen and played-out, Nina Hollander ... as there are so many factors at play in it. Like Grant Schneider above, I am trying very hard to stay hopeful and optimistic.

Oh definitely agree with you there, Nina Hollander ... if we wish to survive longterm, we need to stay positive and look for the bright lining, don't we? We've survived "tough" and pretty darn awful before. This will be no different ...

James Dray good morning, James... we just have to keep repeating our message in different ways to our clients to help take some of the emotion out of it.
Yes Nina, consumers have concerns about the Real Estate market. As of Sunday evening, New York State will not be allowing any Open Houses nor showings. Like you...We are staying POSITIVE!

Lawrence "Larry" & Sheila Agranoff. Cell: 631-805-4400 hi Sheila and Larry... I personally am not sure why anyone would hold an open house just now. I think it's taking unecessary risks. I am a great believer in the power of positive thinking.
I think that the market is going to boom after all of this virus stuff goes away, it really seems primed for that to happen.

Hi Nina Hollander - This will be a very interesting year, to put it mildly. But this video is right on point. We need to have these talking points ready to go because many will not understand that there is a huge difference from 2008 to our current market conditions.

Nina so far I still have people who are in fields of employment not impacted by the current layoffs who are still looking to purchase a home, or looking to and refinance their present home.
While we have to be realistic about the current situation, we need to remain positive that we will be out of this soon. Negativity does not accomplish anything, it only makes things worst. I choose to look towards a positive outcome, and a part of making things better.

George Souto I'm with you on that, George...negativity doesn't accomplish a single solitary thing in moving us forward!
Sheri Sperry - MCNE® hi Sheri... I've already had conversations around these themes with several of my clients. We need to help them take the emotion out of the equation.
I forgot to tell you last comment how much I enjoyed this presentation and the comments others have provided have made me ponder...

I am trying to look at this realistically but when the federal goverment is talking about $2 to $3 trillion to fix the problem that is bigger than 2009.

Joe Pryor good morning, Joe... I think it's only natural to think that what happened last time is what will happen this time. People need to be prepared for different results.
John Pusa thank you, John. No doubt the housing market will be affected... but we really don't know how and how much as yet... and we can't assume it will be like it was in 2008/2009.

Hi Nina,
I always enjoy the short and to the point videos that you share. I was particularly struck by the average percentage of income going toward mortgage payments now. I wasn't aware it was so much less. That's a good thing for sure. Things are WAY different than they were in 2008.

Hi Nina:
No doubt there is a great deal of concern these days about the future, for those who want to buy or sell, as well as those homeowners simply concerned about their investment. There is some very useful information here, presented in an easy to comprehend short video.

Jeff Dowler, CRS thanks, Jeff... I am now enjoying my second weekend at home and have at least another four to look forward to as we are on virtual lockdown in NC till end of April!
With the exception of AAPL which has 1t+ cash to sit on, the smaller players will go out of business or run out of cash to burn. This will clear the traffic clutter and force the home prices to be at least not go stellar. Many of the 8 figure home prices are sliding....
