Why a home inspection is the most important part of Home Buying

Not many home buyers realize it, but they are entitled to a home inspection. It surprises me when I am educating my clients, once an offer is accepted, we have several key items to accomplish during this period. In Arizona, we have 10 calendar days to inspect the home, check for any and all structural items of concern, check for termites, ensure all the electric and plumbing components are functioning properly, this also allows the buyer to Google the home address and its surrounding areas to make sure they are comfortable with the home, its area and its community. 

In Arizona, the professional home inspector, checks all the components in the home including, the dishwasher, range/oven, microwave (if its built in), the AC and Heater (two separate components usually, an air handler for the AC and a furnace for the heat). The inspection will also check the amount of insulation in the attic, making sure all outlets and GFCI outlets trip according to code. Its not uncommon for a buyer to ask an inspector to inspect a pool, which they'll do, but typically will defer to a pool expert to have it fully inspected. On those occasions, I always recommend "We Fix Ugly Pools" owned and operated by local businessman, Brian Morris, who has been serving the valley for decades. 


At the end of the day, you have the right to inspect what you are buying, in Arizona, if you don't like the results of the home inspection, you can cancel your contract, and as long as its in the first ten calendar days, you are entitled to your earnest money (refund). The cost of the inspection is on you however, but its money well spent to protect, what will be the largest single investment in your lifetime.
