I have officially staged 2 houses now! The first one was sort of a nightmare, I truly wish I could rant and rave about the experience however I fear that person may read this blog! LOL
Let's just say, I definately need to develop a routine when it comes to offering home staging with a listing. Since this is so new to me, I went out on a listing appt. and had no clue how much work staging would be. Especially once you really start looking at cleanliness or lack there of! My day ended up being a nightmare cleaning and cleaning until I finally left in the middle of it. I would love to go on and on but like I said.....FEAR of someone reading that shouldn't.
The second staging was completely awesome! The Seller took half day of work off and we had a blast. She's my age or a bit younger and has really nice fun taste when it comes to decorating. 1100 sq ft updated ranch. 3 bedrooms, 2 baths. Pretty standard home. We rearranged the living room and redecorated the walls. I don't have before pics but I do have afters. She had most of the stuff I told her to take down or pack away removed prior to me getting there so I couldn't take true before photos. The experience was great. I was truly sweating and beat when I got home. I had some awesome feedback from Agents who showed the property! I also did an open house and each and every person that came through complimented the house up and down!!!! All the Agents showing reports are completely 100% positive as well! No offers, but great feedback. I am hoping to double pop it myself just because I worked so hard on it, I truly care about the home and if some nice people buy it I would feel good knowing them on the Buyer's side as well.
With this experience, I went to another listing appt. This time I thought I'd change my tactics a bit. I didn't end up staging it because she is a great house keeper as it is. I just suggested many things being packed away like her huge cookie jar collection above the cabinets and lots of extra shelves and knickknacks. She kindly took my advice and did all these things on her own. Whew! I was sort of happy because I felt like this staging thing was to much like cleaning other people's houses, not only reg. cleaning but deep cleaning.
I am now experienced enough to realize that I will offer 2 rooms to be staged by me with their help so I don't ruin something (of course this is if it's occupied) and this occurs only with a 6 month or more listing contract. I will give all the advice and opinions they want me to give when it comes to each room and what to do or what to remove but will not will not will not do what I did the first time nor half as the second time unless it's family or friends.
It is a very rewarding, and accomplishing feeling when it's done but when you get home, your tired and you still have work to do at your own house it's draining!
