I was reading another blog about the order in which you show homes. Does this make a difference? Most agents have their own way of deciding the order they show homes to potential buyers. I usually like to start at the least favorite and then work up to the most favorite. But with the price of gas at an all time high I'm having to rethink my way of scheduling homes. Now I'm scheduling the home with as little backtracking as possible. I still try to schedule the showing so that the best home is the one we end up at but sometimes it just does not work out that way. In that case I give my clients a feature by feature comparison of the home we are viewing. What do you think about the order homes are viewed?
In my 5 yrs of experience, I have always shown homes in the order of closeness. Punch them all into the GPS and go. Time is money and so is my miles and gas.
There is a system for showing homes that I haven't used in a long time...
First you show one of the close to, but not perfect, then closer to perfect, then the perfect, then you show a really bad house(or overpriced) and see if they want to go back to the perfect one.
I just show in sensible order now.

I definitely just show in a sensible geographic order. I think otherwise buyers thing we are wasting time (not to mention gas).
I try my best to schedule showings so we are going in a circle or furthest out to closest. More so now with the gas prices!!!
There is no doubt that showing a ugly house first will make the better house that much more attractive by comparison. In the real world it's hard enough to get all the appointments set up in order that I don't try to manipulate things too much.
