Home Selling Restrictions During the Coronavirus Quarantine

The Governor of California has issued a Shelter in Place order and the California Association of Realtors(R) has placed specific orders restricting agent activities, and consequently, my brokerage has issued the following advisory for home sellers.

 

Sellers who have any misgivings about allowing people into their residence, such as prospective Buyers, their Agents, or any of the other professionals who are frequently involved in the process of selling a home (e.g., appraisers, home inspectors, repair personnel) should consider postponing the sale of their property and/or delaying the Close of Escrow.  It is virtually impossible to sell a home without some of these individuals accessing the Property to complete the lending and escrow processes.

 
Sellers who are not healthy, have special medical needs (such as a depressed immune system, diabetes, or require special breathing apparatus), are exhibiting any flu-like symptoms or actual  COVID-19 virus symptoms or are otherwise not feeling well, should immediately protect themselves and others by not proceeding with the marketing of their property at the current time and/or delaying the Close of Escrow.
 
If, however, you as a Seller have done your own research and you are satisfied that it is safe for you to proceed with the marketing and sale of your home, then it is recommended that you comply with all federal, state and local SiP requirements and recommended health & safety practices including, but not limited to:
  • Forgo any Open Houses during the SiP and do not have a For Sale Sign since that may attract unwanted visitors; and.
  • Allow property showings by appointment only for potential buyers represented by real estate Agents who will agree to your showing requirements, such as wearing protective masks and disposable gloves; and
  • In advance of anyone entering your home:
    • Use sanitary wipes to sanitize door knobs, accessible hard surfaces, faucet handles, light switches; and 
    • Leave interior doors open to minimize touching of door knobs; and 
    • Repeat these two procedures after everyone has left your Property; and
  • Maintain social distancing or completely leave the Property during a showing or inspection; and
  • Discuss with your Agent the possibility of publishing a virtual video tour of your home to minimize personal contact with prospective Buyers. Possible video sites commonly used by REALTORS® include YouTube and Vimeo.
If, at any time, you feel that you are becoming ill or uncomfortable with continuing with the process of selling your home, immediately notify your Agent and take appropriate action, including, but not limited to, consulting with your own qualified California real estate attorney.
 

The California Association of Realtors(R) has also issued the following statement:

REALTORS(R) should cease doing all in-person marketing or sales activities, including showings, listing appointments, open houses and property inspections.  Clients and other consumers are also subject to these orders and should not be visiting properties or conducting other business in person.
