We just held our first Virtual Open House

These are different times. And every day we are adapting as rules change. I decided to host a Virtual Open House at a listing as my clients really want the house promoted. Initially I was going to go to the house and do it with the husband. But, then we got a stay in place order and our State Association told us we must not be having any one on one meetings with clients as part of that stay in place order.

What to do? Well I made my client an admin on my Facebook Business Page, you can find it by searching Facebook for either Nick Vandekar, Long & Foster Real Estate. or @BuyingAMainLineHome, in Facebook it is all lower case, not sure if that matters.

My clients asked me to advertise it as much as possible and enter it in the MLS so that an alert would go out via sites like Zillow etc. So I looked to see how I might do that, but mention it was virtual. There is a comments section under all the times so it allowed me to give links to the virtual tour, and the YouTube video and say it was going to be a Virtual Facebook Live event

This morning my manager calls saying she had received a complaint that I was hosting an open house and had plastered the neighborhood with signs, which was not true at all, and I was not social distancing, which also was not true. I explained what we were doing and how I was doing it and she gave me her blessing.

I had an agent email saying her client told her I was holding an Open House, was I still going to do it. I explained what we were going to do and she friended me, liked my business page and watched. 

Anyway, as an admin, my clients could film and comment on the house during the Facebook Live event and I was on line at the same time answering any questions that might arise. I also shared it as a watch party whilst it was going on, which got more people on line watching as well.

It was interesting, this is all new, and I am adapting as I am going along. We had different numbers of people who came on during the event. Sheri Sperry - MCNE® visited, thank you very much. Several people shared it. Then after the event I saw more people sharing it. I am getting texts from agents with comments now as well whilst I write this post. 

We are going to do another one tomorrow at the same time, in the same way. Maybe different people will see it, and or others will tell people about it too. Who knows, we will see.

Hi Nick Vandekar, 610-203-4543  I can see how this was great as a virtual Open House but my question to you is do you think a buyer will actually buy without personally walking through the house and complete the transaction?

The other question is would it be better off respecting the quarantine and when it is over have faith the RE market will soar once again? Just asking not disrespecting your Open House but most of us in Pa are in quarantine? I know some companies have been fined and sited.  Playing the devil's advocate here

Mary Hutchison, SRES, ABR thanks, as rules change we hace to adapt, I think it is a strength of agents that we can adapt and move with the times.

Hannah Williams I feel you didn't read the post and just left a comment. I clearly explained how I obeyed the quarantine rule. I never went to the house to host the virtual open house. Yes, oringinally that was the plan, then Governor Wolf issued his order and I explained to my clients I could not be at the house. So, I worked out how to host this virtual open house without being there, with my clients' cooperation and them doing the filming and narrating. So not sure how I did not obey the quarantine rules. As for will people buy, i don't know, but my clients wanted the house marketed, and I worked out a way to keep them happy and obey the ever changing rules issued by our state. Next week, now that real estate has been deemed essential by the Federal Government the rules will probably change again.

Nick Vandekar, 610-203-4543  If you read my comment said I meant no disrespect for your Open House or suggested you did anything wrong. In fact, I just gave you a thumbs up on a Facebook remark that perhaps this would be a new normal. I asked you simply if you thought buyers would buy as I have a seller that wants to put their house on the market and I am suggesting they wait as no one will show it (by the way it is also vacant)  So sorry if you took this the wrong way I just wanted your opinion - I always thought we were friends and valued your opinion - by the way, I did say I was playing the devil's advocate 

The Federal law  also stated the State Laws would take precedent 

You are right everything changes daily
