How To: Social Distancing in Real Estate Practice - Walk-Throughs

While most real estate practitioners here are following the guidelines of the county's requirements - no open houses, no showings - we do still have clients who are in Escrow and Closing. My county has acknowledged the importance of agents accompanying their Buyer clients to walk-throughs and Closings but, we are mandated to practice proper social distancing and hand hygiene. 


Today, one of my buyer couples who have bought and sold now, 4 properties with me, had their final walk-through before their 8AM Closing in the morning. It was my first 'outing' in over 2 weeks and I will say that it felt good! However, it was all I could do not to hug them - I had no idea how hard that part would be! And, I was well-equipped - gloves, Clorox wipes and hand sanitizer. Before they arrived, the door handles, light switches and closet & drawer knobs were wiped down. THEN, we practiced at least 6-feet distancing and used gloves and Clorox wipes to touch anything in the house. 


Social Distancing Walk-Through


We were taking front elevation shots when several neighbors stopped by to meet their new neighbors. Of course, we were all pleased that they kept 6-feet distance and no one extended a hand to greet their new neighbors! No elbow or fist bumps, no high-fives; just waves and excited conversation about how social their neighborhood is and how much my clients will love it there. 


So, our jobs can be done - but, I will say that going through a vacant house with other people, even one that is a decent size, you have to be very careful to maintain that 6-foot distance. Imagine the home with furniture? I am still a big believer in doing virtual tours for buyers until this is all over.

Hi Debe- you were a nurse and I take what you say very seriously. I have always kept Clorox wipes, Clorox, and some hand sanitizers around. When all of this started, I couldn't get my hands on any alcohol or aloe vera gel (which was recommended in the recipe). So, I decided to get spray bottles so I could make a Clorox solution for cleaning my countertops.

I went to our local grocer this morning and wore my gloves and kept my distance. I'm not letting Larry go in though. 

and's so hard not to want to go up and  hug your friends and family.

It's all about being creative, and careful, in all that we do with the service we are allowed to perform. It can be done, evem though it feels odd. I thiknk you have to assume that not everyone is thinking about being as careful as they should be, and prepare for that.

Virtual toursm, real ones with or without a virus just makes sense. It is easy and safe for buyers, sellers, real estate professionals. In rural areas it is not hard to keep your distance. We are spaced in a county the size of CT and RI with 11 people per square mile. The listing is just me, seller out of state with land or if there is a lake home, farm house, etc. I market with video, find a buyer, often who I never meet and with video, list, sell, army of one person. One lawyer, lots of empty chairs around the conference room table because done through the mails. Used to be just me and attorney and now, don't attend "the closing" and done through mails. Hands off is not so hard in small rural areas. In more expensive urban areas, you have layers of players and lots of interlocking contact with the moving parts.

Thank you for sharing your walk through and showing us that social distancing works.  I will be glad when things go back to normal.   However, this COVID 2019 pandemic has changed the way we do things and  I believe things will never be quite the same again.

Debe, I just did my first showings last weekend adhering to the guidelines. I take bleachwater and a towel, wear plastic gloves and wipe down anything I may have to touch.  Keep the distance between the everyone, wear booties.

It took longer but it was workable.
