6 Things You Might Forget to Check During a Home Inspection

Buying a house is an inspiring experience for many since it is a great life achievement. However, it can also be very overwhelming. It is essential to look for an experienced real estate agent and work closely with them to help you find that perfect house. Remember that it is possible to be overly excited about a home you have fallen in love with but end up with regrets due to inadequate inspection. A thorough inspection of the house must be carried out before any agreement is signed. It will save you a lot of costs that you would have incurred in the long-run. To ensure that your home investment is safe, take note of these five things that you might forget during the inspection.

 

1.         Leaks

 

Depending on the time or season in which you are buying your house, it is possible not to notice some leaks inside the home. If you miss this one during the inspection, then you will be forced to pay the cost later when leaks start showing. Some of the things that can help you identify leaks include signs of mold, cracked pipes, water spots on the roof or gutter, and water damage. If you doubt any surface, run water on it, and it will help you identify if a leaking problem exists or not. Remember that some leaks are not always visible, and you do not want a surprise later on, especially during the rainy season.

 

2.         Foundation Issues

 

You might be carried away by the interior decorations of your dream house and forget to check the quality of its foundation. For instance, if the floors have any crack, do not ignore it because it could be a big problem hiding under it. An unstable foundation means a shift of the level, and this could lead to issues such as leaking basements, roofing hitches, or doors and windows not closing correctly. Again, the cause of the crack can bring significant future problems if not investigated as early as possible. For instance, if the cracks are due to natural incidences, adjacently built structures, or intrusive tree roots, it means that as time goes on, the problem can only worsen.

 

3.         Security Measures

 

The alarm system in your dream house could be working well, but is that the only security detail that a focused inspector should look for? The answer is, no. Ensure that the locks on doors and windows are working correctly, but do not stop there yet. The carbon monoxide and smoke detectors in that house must be checked as well. The previous owner may never have a reason to review some of these things, and if you or your inspector misses anything, the loss is on your side.

 

4.         Air Conditioning, Electricity, and Plumbing Systems

 

These are very crucial details that you must be keen to check when buying a house. Imagine buying a home with a clogged drainage system or an inadequate cooling effect during summer. It can be a nightmare. You know that electricity hitch is one of the problems causing home fires, and you do not want to take that risk. Therefore, check out gas-fired furnaces, duct systems, flue pipes, the entire electrical system, leaking faucets, cross-connected pipes, and slow drainage. Many of these are often found in the crawlspace of the home.  If any of the systems are not working correctly, let the seller repair it or reduce the offer price to cover the repairs. By inspecting the crawlspace thoroughly, you potentially save yourself some cash and headaches.

 

5.         Construction Violations

 

Different states require buildings to be built in a certain way, and every regulation put in place must be followed to avoid being on the wrong side of the law. Some sellers will not willingly disclose some of the violated codes and will sell the houses to unsuspecting buyers, transferring the problem to them. You do not want to be this kind of buyer by forgetting to inspect all building codes in that specific area. Some of the violated regulations could be wrong fence heights, DIY electricity connections, poorly built deck ledgers, basement bedrooms without egress windows, or wrongly installed bathroom ventilation, among others.

 

 

 

A home inspection is a crucial step when buying a home, and you would rather take a little longer to get the right house than buy it now only to regret later. Look for help from your real estate agent or hire a professional house inspector to ensure you do not miss out on any of the listed issues above.

It is always a good idea to make sure your inspection includes all your tips.  A good inspector will go over all he has found with the buyer to ensure they are aware of all aspects of the inspection.
