"Everybody plays the fool sometime..."
Maybe it was your love life and your heart got the better of you. Maybe it was too much alcohol at your office Christmas party.
Maybe it was your attempt at being "one of the cool kids".
If you're human you've been the fool...probably more than once.
What about real estate?
Who are some of the fools of real estate?

It is a wise buyer who looks past the listing's poor presentation, understanding that there is potential and value and, more importantly,
a deal to be had...at the sellers' expense.
"The wise does at once what the fool does at last."
Too many sellers learn the hard way that they should have priced lower or they should have made improvements to their home and property PRIOR to listing.
They learn too late: they should have listened to their agent.
They learn too late: they should have followed the stager's advice.
"A fool and his money are soon parted."
Time on the market costs money.
NOT investing in improvements prior to listing costs money. Those who try the hardest to save money will usually end up spending more in the long run.
"The fool wonders, the wise man asks."
There are no stupid questions....especially when it comes to real estate.
If you have questions...
ask your agent, ask your home stager, ask the home inspector, ask the lender!
Ask. Listen. Act accordingly.

Think about it...
those bad agents with the terrible reputations and
those listings with no preparation or presentation prior to listing
and all those horrible mls photos...
they all make your listings look even better!
