With Current conditions, do I have to go to the closing?

With the scary COVID-19 virus seemingly lurking around every corner these days, prople are justifiably concerned about being in a place with people they do not know. One of these places would be around the closing table. There can be 2 buyers, 2 sellers, 2 agents, a lender, and office personnel to contend with. I have a Seller who told me yesterday there was no way he and his wife were prepared to deal with that. So we found a solution.

I spoke with the attorney's office and they were quite helpful. First, they completely understood the problem and already had several solutions in place. 1) the Sellers could drive down to the closing and stay in their car. The paperwork would be brought to them and they could sign while in the relative safety of their vehicle. 2) we could do what we call a mail away. This is where the paperwork is overnighted to the Seller before the closing date, signed and notarized, and overnighted back. This is what my clients chose to do.

Most of the area attorneys are waiving the fees for the mail away which could have been up to $150 per person. Instead, the Sellers are paying $30 for the overnighting of the paperwork back and forth.

Interesting enough we just had a closing where only one party was allowed in at a time . The Agents never got inside and stayed in their cars !
