Home Sales Match Last Year's Level for Camas WA in February 2020
Home Sales in Camas WA came in at the same units-sold level as last year, with prices moving up slightly and very close to their recent peak. Here are the highlights for this month's report:
- The Short-Term Average Price Trend is moderately positive at 2.41% higher than last year ($12,643), which is a slight increase from last month; with the 12-Month Moving Average also positive at 3.22%
- The Inventory level jumped up by 0.7 months to 1.8 months of supply for pre-owned property.
- Approximately 28 Resale Homes closed in February 2020, compared to 28 Sold in 2020; which is 0 more (0%) compared to last year, and 4 fewer than last month;
- REO/Bank Owned property sales were 0 units (0% of total); down from 1 (3.6%) in 2019.
- Short Sale /Pre-Foreclosure property sales were 0 units (0% of total); no change from 0 (0%) in 2019.
The Average Sales Price is now at $537,700, which is approximately $124,405 higher than the Clark County average for this month (a small increase from last month).

Unit Sales are showing the late winter(slow) season plunge towards the yearly bottom. With the Pandemic effect not yet in play statistics-wise, this downward trend will no doubt look different this year. The long-term trend will likely ease back as well.
The Average Closed Sales Price trends-chart is next, with the short-term resuming a positive direction; with the long-term trend confirming.
With the Pandemic just starting to affect the local market, we expert the Price levels to remain in this zone for a month more.

The Inventory-by-Month graph shows New Listings and Pending Sales matching each other; with Closed Sales matching last year's level although at the lowest mark for the past 12 months.
The middle chart shows the Closed Sales price at a record high posting; with the Average List Price with an extremely high (also a record) posting. We doubt this situation will last much longer!
Finally, both the Average Days on Market and the Median fell by many days; reflective of the market heating up but, prior to the Pandemic effect.
