The Home Selling/Buying Process, during the COVID-19 Pandemic April 2, 2020

I’ve been an active, dual licensed real estate broker, since 1987. I intend to comply with local and federal laws, but above and beyond, I’ll exercise my good judgment to protect my Clients, my Family and Myself, for the duration of this pandemic and our return to “normalcy.”

As New York State executive orders regarding essential services, social distancing and personal protective practices change often, I’ll revise my advice and practices throughout this pandemic.

This is the safest and most certain way to offer serious Buyers and Sellers the opportunity to meet their objectives and successfully close during the Coronavirus (COVID-19) Pandemic. Except for “social distancing and sanitizing,” it’s the way I’ve successfully represented Relocating Homeowners/Sellers and Home Buyers, for over a decade.      

Seller Clients: I will only List or Show Houses if the Sellers have: a) already vacated their houses, or b) sanitized their houses for showings, c) been informed and agree to these terms.

Buyer Clients: the steps for Prevailing Offers and Viewing Properties is as follows: 1. I’ll email MLS listings with pictures and videos (when available). 2. Serious interest, I’ll send property surveys, verified data and a market valuation. 3. Drive by the property, see the neighborhood. 4. Email your pre-approval letter to me or 5. I’ll connect you with a qualified mortgage broker/lender to issue a mortgage pre-approval, who Can close during COVID-19. 6. I’ll meet the pre-approved buyer(s) (not families), comply with social distancing and show: a) Vacant Houses or, b) Houses prepared/sanitized for showings with the Seller’s informed consent.

Due Diligence and Digital Transaction: I will provide a list of Qualified Professionals, experienced with remote transactions, title issues, wire fund transfers and electronic signatures.

Selling or Buying a Home in 2-6 months or when the markets stabilize:
