In March 2020 there were 102 homes sold in San Marcos’ 2 zip codes (92069 and 92078), 46% more home sales than last month. Here’s the breakdown of overall activity
Detached Homes Sold
59 (up 23%), 28 Days on Market, Average Sales Price $820,478 (up 8%), Average sale 99% of original asking price
Attached Homes (condos, town homes) Sold
43 (up 95%), 26 Days on Market, Average Sales Price $441,925 (down 1%), Average sale 99% of original asking price
Overall sales volume in March was substantially higher than last month, with a huge increase in sales of attached homes. The average sales price increased for detached single family homes but dropped slightly for attached homes. The average time on the market was a few days shorter for both types of homes and is under 1 month.
16% of the transactions were for cash, vs. 13% last month. While buyers negotiated sales prices on average by 1% off original price, over half of the San Marcos home buyers, 55%, paid full price or more for their new homes, a good indication of competition and multiple offers! The median sales price of detached homes was $713,900 (up 4%) and $460,000 (up 2%) for attached homes/condos/townhomes.
There were 6 San Marcos homes for sale at the end of March with a Contingent status, versus 5 last month. 5 are first right of refusals, and 1 is a short sale. These homes are included in the overall Active statistics.
At the end of March the San Marcos real estate market inventory was 15% higher than in February, with 100 homes for sale. This represents an inventory of only 1 month for attached homes (down from 1.1 months last month) and 1.3 months for detached single family homes (down from 2.8 months last month) based on the current rate of sales over the last 3 months.
The San Marcos real estate market remains a very strong seller’s market, based on the buyer demand and current inventory, especially for attached homes.
In March 2019 we saw 107 homes come on the market, up 6% from last month. In contrast, the number of homes going pending decreased, by 34%, to 70 pendings (excluding the homes that closed in March).
