This new Covid-19 environment has created a new way of living. Real estate is part of that life for all real estate agents who want to remain in the real estate business.
We are listing agents, although we have worked as buyer agents, if that’s what’s needed at the time. Having said that, working as a listing agent is more than hanging a lockbox and allowing the buyer agents to show their clients our listed homes.
It’s more like taking a page from the books of the “old school” days. We are dedicating specific days of the week for showings, and that includes specific time ranges. Appointments are made with us by the buyer’s agent, and we accompany all showings.
If the seller will agree to leave the home from noon to 2 on a specific day, we will have 30 minute appointments scheduled during that time frame. This is not difficult, since most potential buyers are not working. We are not allowed to have open house events, and that’s a rule throughout the state. With so much unemployment, we don’t need to have open house events.
As the weather becomes warmer and it’s easier for the seller to remain outside in their backyard, our showing times will improve.
During the showings, we abide by all of the rules that are in effect including distancing; wearing a mask and gloves. Sellers who need to sell are very happy with our method of providing showings to happen without having them concerned about who is roaming through their home and touching everything without the listing agent’s supervision.
We take full control. We open cabinets and closets. No one roams through the home without us being there with them and reminding everyone of 6’ distancing.
There are buyer agents who are NOT enthused about roaming in and out of homes, but they need the deals! We will show the property to their buyers. They can sit in their vehicle and if the buyer likes it, they can come through, and we will give them a tour. Buyer agents appreciate that.
There are sellers who want desperately to sell, but they are hesitant, at this time. With a game plan in place for showings, homeowners will be more enthused about putting their homes on the market.
Buyer agents appreciate our game plan, and promote our listings!!
I see it as a win-win for everyone.
