Camas WA Real Estate Update - March 2020

Real Estate Sales Lagging (or, Bucking?) the County's Trend for Camas WA in March 2020

Where Clark County overall is showing a decline in unit-sales,  Real Estate in Camas WA posted reasonably good results, with units-sold near the typical seasonal bottom; and prices moving up strongly hitting a new apex. Here are the key points for this month's report:

  • The Short-Term Average Price Trend is moderately positive at 1.43% higher than last year ($7,829), which is a strong increase from last month; with the 12-Month Moving Average also positive at 3.64%
     
  • The Inventory level remained the same at 1.8 months of supply for pre-owned property.   
     
  • Approximately 42 Resale Homes closed in March 2020, compared to 38 Sold in 2020; which is 4 more (10.5%) compared to last year, and 14 more than last month;
     
  • REO/Bank Owned property sales were 0 units (0% of total); down from 1 (2.6%) in 2019. 
     
  • Short Sale /Pre-Foreclosure property sales were 0 units (0% of total); no change from 0 (0%) in 2019.

The Average Sales Price is now at $555,175, which is approximately $137,059 higher than the Clark County average for this month (a strong increase from last month).

The slowing in the drop of Unit Sales suggests we are at the typical yearly bottom. The Governor's of Washington and Oregon are keeping the populace at home through April so, it is quite likely unit-sales will stall for the near term. 

The custom chart for Average Closed Sales Price trends is next, with the short-term hitting a new high; and the long-term trend confirming.

With the State-wide first, then nation-wide shut-down of non-essential services, we are just now seeing the slowing of market action in the greater County area; and expect the Camas real estate market to follow suit very soon.

Our final graphs are from the RMLS Statistics package showing this month's results in a mixed-graph-type format:

The Inventory-by-Month graph shows New Listings rocketing up; with Closed Sales moving up as well; while Pending Sales fell to a level lower than what we've seen for the past two months. Lower Pending sales will clearly cause Closed sales to fall in the upcoming months.

The middle chart shows both the Average List Price and Closed Sales price at a somewhat restrained level. It is suspected that the current state of economic shut-down has restrained the pricing goals for new listings!

Finally, the Average Days on Market fell by almost a week;  and the Median fell by more than a week. With the full shut-down now in effect this two measures will likely expand.
