What Happened In Mecklenburg County's Housing Market: Quarter 1-2020?

Mecklenburg County, NC Real Estate Report:

1st Quarter 2020

Latest news on the Mecklenburg County real estate market and what it means for you...

First Quarter 2020 Mecklenburg County, North Carolina home sales kept the County a seller's market with just 1.4 months of inventory. Mecklenburg County includes the seven cities and towns of Charlotte, Pineville, Matthews, Mint Hill, Davidson, Huntersville, Cornelius.

During the first quarter of 2020, Mecklenburg County saw both inventory and months supply of homes decrease substantially compared with the first quarter of 2019. Both median and average sale prices increased during the first quarter of 2020 compared with the same time period in 2019. These price increases can be attributed to the razor-thin inventory. Days on market were 41 -- down 11.4% versus the same period one year ago. Mecklenburg County homes continued to sell quickly and closed sales in the first quarter of 2020 were up 11.4% compared to the same quarter one year ago.

Clearly, these first quarter numbers do not reflect the outbreak of COVID-19 in March. Shelter at home orders in Mecklenburg County did not go into effect till late in the third week of March. What remains to be seen will be the impact of COVID-19 on Mecklenburg County's housing market in the second quarter of 2020.

Nina, excellent market update for Mecklenburg County, and will be interesting to see numbers that reflect the pandemic.

Grant Schneider hi Grant... we had a great streak going in the Charlotte region... which I know will end as of the second quarter. The only question is by how much.

Rick Frissell hi Rick... second quarter won't put our housing market into a screeching halt... but the numbers won't be anywhere near as good as they were for the first quarter.

Joan Cox hi Joan... being the numbers geek that I am, I am biting at the bit to get my teeth into April numbers in a couple of weeks.

Michael Jacobs hi Michael... our first quarter is showing good numbers for the major counties I sell in... second quarter, I fear, will show very different results.

Hi Nina Hollander - We are seeing the same thing in Sedona that you are seeing in Mecklenburg County, as far as positive stats from 2019 to 2020 (1st Q).

I am very curious to see how the second quarter pans out. It is hard to stop a freight train but getting it going again will also take some time. It is just the nature of a contract.

Nina,

It will take time for the world to get back its momentum after this force majeure that stopped the world.  Here's hoping for a great upcoming quarter.  A

I ponder, when sellers read your statistics; are they more encouraged to list at this time or sit back and see what happens?

Happy Friday, Nina Hollander

Sheri Sperry - MCNE® you're right, Sheri. And we just need to be prepared to see less positive numbers starting in April and most likely for the second quarter 2020.

Ron and Alexandra Seigel hi Alexandra... if they just "let me out of my house" to do my job, my second quarter should prove quite positive. As of now, April is a washout with restrictions in place.

Paul S. Henderson, REALTOR®, CRS hi Paul... I can only speak for my own clients and I have a number who were ready to go on the market who are not holding off for a bit... my buyers don't have much choice but to hold back if they wish to buy in Charlotte... no home showings allowed unless it's a vacant property. And thus far, I haven't had anyone really want to buy from what they see on the web.

Ron and Alexandra Seigel hi Alexandra... I've been using special (and exceedingly expensive) eye drops for a week now... my condition is somewhat better but not 100%... two more weeks of those eye drops are "on the menu."
