Plenty of Carlsbad home buyers prefer to buy a single story detached home versus a 2-story if they can. While some Carlsbad home buyers simply prefer a single floor layout, there are those with a specific preference for no stairs, sometimes due to a medical need.
The overall Carlsbad inventory has improved since the beginning of the year but remains limited. Buyers have options, almost all resales, if a detached single story home is desired - there is 1 new construction home available, along with a home in Robertson Ranch built in 2018.
Single story detached homes, especially newly built homes, are harder to find in Carlsbad; some planned communities do not even build them because of added construction costs and other considerations.
At the present time Carlsbad single story homes are about 19% of the total inventory in detached single family homes, a modest improvement from the beginning of the year.
Right now we have only 1.5 months of inventory of single story detached homes, based on the rate of sales for the last 3 months, a market that strongly favors sellers.

Are homes going pending quickly in this market, given the health issues and our stay-at-home order? The answer is yes - the average time on market for pending sales is 18 days (see the next section), although the answer is yes for some, while others languish on the market.
PENDING SINGLE STORY LISTINGS
There are 16 single story homes that are pending. These homes range in price from $729,900 to $1,795,000; homes were on the market for an average of 18 days before going under contract; half of these homes went pending in 1 week or less.
Marketing time remains fairly short and some properties go pending the day they hit the market or within several days. As a buyer be aware that if you like a property you do not want to delay your decision and making an offer.
Commonly price is an issue with homes that are not selling fairly quickly. Condition issues and location can also be contributing factors to longer marketing time.
SOLD LISTINGS YTD IN 2020
54 single story detached homes have sold in Carlsbad in 2020 so far, 22% of all the detached single family home sales. The average sales price was $1,050,304 (median price was $950,612), with sales price ranging from $715,000 to $2,295,000.
Carlsbad single story detached homes sold, on average, in 25 days. 26% of the transactions were cash, and buyers negotiated an average of 1% off the original list price for their new homes. At the same time, however, 25 buyers (46%) paid full price or more for their new homes, a good indication of the competition.
