Briargate, Colorado: Real Estate Market Report for Q1 of 2020

Briargate is a very popular subdivision located in the northern part of Colorado Springs, Colorado. Briargate is popular for a number of reasons, things like Academy District #20 Schools, Great location and tons of amenities like restaurants and shopping.

This neighborhood has remained popular since its development and the first quarter is no different. The first quarter was very strong for the Briargate area. These statistics are pre-COVID-19 numbers. While the stay at home orders went into effect during the first quarter, we don't expect to see the bad news until the second and third quarters of the year.

Here are the Briargate area real estate statistics for the first quarter of 2020:

 Standout Briargate Neighborhoods

Cordera is the newest part of the Briargate area. The area is still under construction and development. Cordera features miles of trails and a great community center featuring a heated, outdoor pool with kid’s splash area,  Fitness room with state-of-the-art equipment and Complimentary fitness classes offered by professional trainers.

Cumbre Vista is another popular Briargate neighborhood. Cumbre Vista was developed by local builder Keller Homes and features homes built by both Keller Homes and Classic Homes

When compared to Cordera, Wolf Ranch and Cumbre Vista,  Gatehouse Village is an older Briargate neighborhood built primarily in the mid to late 1990s. The average home in Gatehouse Village was built in 1993

Pine Creek was built after Gatehouse Village and Before Cordera. Located at the northern edge of the Briargate area, Pine Creek just seems to get more popular as it gets older. The neighborhood is home to the Pine Creek Golf Club and Pine Creek High School.

The Windjammer Neighborhood is one of the oldest neighborhoods in the Briargate area. The average home in the Windjammer subdivision was built in 1975. This neighborhood is still popular today because of its location and the mature feel the neighborhood has.

The Wolf Ranch neighborhood is another newer neighborhood in the Briargate area. Wolf Ranch like Cordera has a large trail system as well as a community center. Wolf Ranch sits at the southern edge of Cordera and shares many of the same local amenities.

In Conclusion

Briargate saw a very strong first quarter in 2020. While the Stay at home order was issued late in the first quarter, we don't feel like it had a significant effect on the statistics for the first quarter. Having said that, we do expect the Q2 statistics to be impacted by the stay at home order as well as widespread uncertainty about the world in general. Check back in July to see what the actual numbers look like.
