Four homes sold in Ardrey Crest during the 1st Quarter 2020 compared with just one home in the same time frame one year ago. The average sale price in the first quarter of 2020 was $420,748, while the median sale price was $424,955. Both average and median sale prices were up 7.88% and 8.97% respectively. Ardrey Crest home sellers received 99.39% of asking price in final sale price. In other words, buyers had not much room to negotiate.

 

Currently five homes are active on market at an average asking price of $449,860. This is two more homes than in the first quarter of 2019.  No houses were in contract as of the end of the first quarter.  

 

Average days on market were down by 11 days compared with the first quarter of 2019.

Hi Nina,

Ardrey Crest homes sound like nice homes in a very nice area. It will be interesting to see what your April market looks like. Our March numbers were good and up from last year, however our sales for last year were one of the worst years in the past 7 years. I am interested to see what our sales are going to look like for April.

Steve Higgins hi Steve... I'm anxious to see April numbers as well once the month ends. We do know that new listings and new contracts are down month-to-date by about 30%. Charlotte and the other six towns in Mecklenburg County, which makes up a huge portion of our population in the region, have declared real estate as a non-essential service... so we are really limited in what we can do and have been for going on 5 weeks.

We are considered an essential service. I haven't had a showing in about 6-7 weeks. I do have a closing at the end of the month. My listings are still being shown according to the Covid-19 protocol.

Steve Higgins hi Steve.... I have one active listing right now with no showings...it's in a 55+ community so no surprise. It will be vacant after this weekend and we can show vacant homes so maybe that will help. Other listings have been put on hold for activation until things "cool down" here. Our shelter in place order was just extended from April 29th to May 8th. I was kind of expecting that, but it's still disappointing.

I hope once you are able to show, your listing in the 55+ community sells quickly. Our provincial health officer hasn't given us a specific date as to when the shelter in place may end, they want to take it slowly.

Steve Higgins hi Steve... it is a day by day situation right now. After "social distancing" the one thing I don't want to hear again is "we're all in this together." Yes we are, but it's become a hackneyed expression now used to sell cars and other things.

Hahaha, I hear you and agree we are all in this together, also agree both phrases are being over used far to much.  They have changed it up here from social distancing to physical distancing seems some didn't get the social distancing part.
