Carlsbad home buyers sometimes desire more space than a 3-bedroom single family detached home offers, perhaps due to an expanding household or multigenerational living. Maybe a family member needs a home office, or additional guest living space might be desirable.


Carlsbad 4 bedroom homeOur supply of single family detached homes continues to be limited in Carlsbad compared to demand, although inventory has increased since the beginning of 2020.

As of this report we only have 1.6 months of inventory of single family detached homes with 4-bedrooms, based on the rate of sales over the last 3 months, a market that strongly favors sellers. 4-bedroom homes are about 41% of the total inventory of detached single family homes on the market in Carlsbad.

Marketing time averaged 27 days, with 50 of the homes going pending in 7 days or less, a good indication of buyer activity and quick decision making.

15% (17) of the sales were cash transactions.


Carlsbad home buyers were able to negotiate an average of 2% off the original asking price, while at the same time almost half (47%) of homebuyers paid full price or more for their new homes, a good indication of the continued competition and multiple offers
