Many home owners thinking of selling are all in the same boat, pondering to sell now or wait until the virus subsides. Here in NH we have been hit a lot loss harder than most of the country. Many sellers who do decide to list, see a quick sale. Many more sellers are scared, and are putting their home sale on the back burner.
I am seeing a few trends that determine that which way a seller will go. Do they have to sell now? Then, how scared are they of these times we are experiencing. Lastly how much correct information I can give them to assist them in their decision.
All decisions by sellers are not quick though. I have a local seller who has to sell. However he is scared to go outside. He wanted to sell, then canceled. He then was ready to sell, but then canceled. Not to out do himself, for the third time he has said he is ready to sell again. Despite needing to sell. Despite getting real time information and how pre-cautions will be taken, I am expecting him to bow out again. He is scared to go in his own yard. I just can not see him letting people in.
IN SUMMARY, there a couple of solutions i put forth. As he is moving in with his son, perhaps he can move now and allow me to sell the home as vacant. The second option is just waiting until another month passes. Let things get better. Also, for the son to work on getting the father in the yard, on his deck or such to start feeling comfortable again.
IN THE END we wait for the son to make some time to sit with his dad. There is no need for the father to be agitated and insecure. I went over the options with the father and he thanked me for my understanding and patience.
