Tega Cay, South Carolina real estate report/snapshot for March 2020. The Tega Cay housing market remained a seller's market in March 2020 with 2.8 months of inventory, down 33.3% year-over-year from 4.2 months. Housing inventory was down 16.8% year-over-year, while new listings increased 4.1% year-over-year.

 

Pending sales increased 25.9% in Tega Cay in March 2020  compared with one year ago. Tega Cay's closed sales increased 36.8% year-over-year.

 

On average, homes sold in 50 days, down 80 days compared with the same month one year ago and down 1 day from the month of February 2020. Median days on market were 15, down 75 days year-over-year and down 17 days month-over-month.

 

Average price of sold homes increased 11.1% to $396,394, while the median sale price increased 12.4% to $372,000 versus the same month one year ago.  Price per square foot was $143, up $19/square foot year-over-year.

 

Sellers received 98.6% of listing price in final sale price (up 1.2% year-over-year), showing minimal opportunity for buyers to negotiate.

George Souto hi George... COVID-19 didn't particularly impact our market until very late in March so it's impact in March was negligible. We know new contracts and listings were down 30% in the first half of April, so I doubt numbers will look all that great in my April update.

Sheri Sperry - MCNE® hi Sheri... COVID did not especially impact our market in March. And in SC, where Tega Cay is located, they did not have stay at home orders go into effect until April 1st... As of the third week of April I know our region's new contracts and new listings were down about 30%... so I don't expect April numbers to look great in any of the areas I cover.

Endre Barath, Jr. hi Endre... Charlotte is essentially land locked. Duke Power made two huge man-made lakes... Lake Wylie south of Charlotte on the SC border and Lake Norman north of Charlotte in the Mooresville area. There are nuclear plants by both lakes, as well. For boating and fishing enthusiasts, as you might imagine, these are very popular parts of the Charlotte region to live in. Tega Cay used to be a teeny tiny little fishing village for Charlotteans. Now it's a bedroom community for Charlotte.
