Back To Work! Zooming (Safely) Through a Tour of Homes in San Diego, CA

Thomas J Nelson REALTOR San Diego Homes For Sale

I performed my first Zoom tour today with 3 buyers watching me

tour them through 4 houses.

It took 90 minutes longer than it would have if we were all

attending in person, but it felt great to keep my clients, myself

and ultimately our families safe.

All 4 properties were vacant. The tour took 2.5 hours.

I called 3 listing agents Friday and called one on the fly today as we added a fourth property mid tour. We discussed my typical due diligence questions and COVID-protocols.

One asked me for our new COVID-19 CAR Form (below) and the other three said "just go".

I bumped into one agent at house #3 and was kind stunned to see her and her clients, (a young couple with a 4-month-old baby). The adults had masks, no booties, no gloves and the baby was completely unprotected and exposed 🙄.

California Real Estate COVID-19California Real Estate COVID-19

This form 👆 has evolved 3-4 times since March 2020

I was masked up, had gloves and removed my shoes. I brought hand sanitizer

and Clorox Wipes to wipe down lock boxes, doorknobs,

keys and my phone constantly.

How it worked with my buyers:

  • One Zoom link texted to all 3. (Your clients need to download the APP to their phones or devices/computers for the link to work).
  • Each house I would text them after I opened up and turned on all the lights.
  • Then we'd all meet on my phone in the Zoom APP.
  • I walked the house typically 2-3 times and answered questions, re positioned the camera to show them some details like appliances and views. I even showed them the views from the front yard and panned down the streets for neighborhood context.

The 1-2-3 of today:

1. It is a lot more work wiping things down, hazmat wardrobe and live streaming the tours. 2. But, it is so much fun to be working! 3. It's so much fun to serve the clients with technology that impresses them and service that demonstrates how important they are to you as a business owner.

RESULT:

1. An offer! $800,000 asking price.

2. A back up property $750,000 asking price.

Happy clients that felt I went above & beyond 😀

2 Buyers were sitting in Daly City, CA (San Francisco Bay Area and one was only 3 miles away). Technology has made the pandemic very tolerable, manageable and workable. No Fuss, No Muss.

Hello Thomas - it's good to see such positive real estate results.  Life changes and so do real estate practices.  Continue staying safe and keeping clients happy about their decision to work with you.

I have done zoom calls, facetime and videos - it works when there is no other option - and right now for most people there is no Option A

This is wonderful, Thomas. I love this story of how you can manage things during this time. As for the the folks you ran into, I am honestly at a loss to explain certain behaviors we're seeing right now. We have agents here who are also ignoring the guidelines, right along with their clients.

Yes, I didn't say anything, but I couldn't help but wonder what these "parents" were thinking bringing a 4 month old out into a pandemic world and confined homes.🙄  I heard them say they were off to see more as I waited my turn in the driveway.

Good morning, Thomas J. Nelson, Realtor e-Pro, CRS, RCS-D, Vets congratulations on all of your wonderful results and going above and beyond....that's the sign of a top shelf listing agent....

I can't get that thought of the MORON who showed up totally unprotected and with a tender aged child fully exposed....MORON... that's the nicest word I would use to describe her since it's your blog.

Hi Thomas,
Thanks for sharing how you are making business work for you and your clients. It does sound like a lot of work but I imagine it's a bit of a challenge to figure it out... kind of like a new game. Congratulations on your success.

Thomas:

Great information! I haven't done a Zoom tour yet but expect I will be doing them. Really surprised to hear the agent and clients, and the baby, were at the one house while you were showing.

We all have to learn how to conduct business using technology or if not, we will all be out of our business 2-3 years from now. I'm not technical at all and my Broker shows no interest which surprises me. Time to move on.

Indeed. My Broker is the source of 40% of my current, very current tech and 40% comes from Buffini & Company 20% my own initiative. I'd be in trouble without my Broker & Coaching.

I'm Zoomed-out for meetings too Endre Barath, Jr. but, for Showing homes it's way different...you're out, you're back to work and it's the only way they can see the property. Zoom worked better than FaceTime for multiple people...F.T. has feedback with 3 or more online and this tour had 3-5 family members on most "calls".
